Well established and rapidly expanding, full service property management firm seeking a full-time experienced Full-Time Lead Maintenance Technician with 5+ years experience to perform maintenance, assist in assigning work orders, training and supervision of a small group of technicians. This is a 40% hands-on, 60% assisting in supervising/ directing the maintenance division of our company. In addition to supervising our in-house maintenance technicians, vendors and rehab projects, you will be required to spend a portion of your time performing maintenance repairs and inspections. Responsibilities Include: -Checking, troubleshooting and repairing appliances, plumbing, heating and air conditioning, electrical, drywall, carpentry, painting, roofing and rent ready items. -Accountability for the overall physical condition of all apartment buildings, with a focus on maintenance, safety and curb appeal. -Training, supervising and maintaining a positive, productive working relationship with maintenance team members, on-site managers and vendors. -Timely and professional completion of service repairs. -Skilled in staff supervision, scheduling and overseeing day to day maintenance operations and special projects. -The solicitation and review of outside vendor bids - Instructing/ delegating work orders to staff -Address emergency maintenance issues - Ability to fill out/ turn in written work orders on a daily basis and review staff petty cash, and others report on a daily basis. Qualifications Needed: -Minimum 5 years experience in apartment maintenance and staff supervision. -Must be proficient in performing maintenance repairs, apartment turns, upkeep of common areas and work safety. -Solid organizational and communication skills, both written and verbal. -Able to resolve complex problems with professionalism and integrity at all times. -Must maintain a high level of competency and efficiency in all aspects of maintenance operations. -Must have own tools, reliable transportation, valid drivers license & full coverage insurance. -Flexibility to work overtime, weekend, holiday and on-call hours as needed. Requirements: -Must have your own tools and transportation -Must be experienced in drywall, plumbing, painting, basic electrical, handyman repairs, variety of carpentry functions, ability to troubleshoot issues and make various repairs. -Possess a valid CA Drivers License and Auto Insurance -This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, etc. -Ability to work proficiently with minimal supervision -Ability to communicate clearly/reading and writing proficiency to fill out work orders -Turn in weekly/monthly reports Competencies: Technical Capacity -Ethical Conduct -Communication Proficiency -Results Driven -Initiative Pay: $18-$22 per hour D.O.E.
