Very friendly 5-6 month old cat

This little guy followed me home while I was taking a walk one day. I have set up a temporary spot for him in my garage, but I already have to very territorial cats, so sadly I can't keep him. He is super friendly and just wants attention. I want to make sure he goes to a caring family, so I'm willing to make a fantastic deal for the right family. I'm going to ask a $40 rehoming fee to ensure that this little guy isn't picked up for the wrong intentions or by someone who already owns twenty cats. In return, I'll pay the neutering cost (~$90+). I tried to get him an appointment, but the vet couldn't get him in until December 21st. If you take him, I'll meet you at the vet and pay for the procedure. If you can't take him, but have ideas about a safe, loving place I could take him, please let me know. I would be very grateful! Please don't reply if you intend to declaw this cat or have him as an outdoor cat; I really want to find a comfortable and safe place for him. I know I may be asking a lot here, but I'm willing to take the time to see he's in a good place. Thank you!
