Description

The Maintenance Supervisor assists with residential unit turnovers and maintenance repairs in all buildings. The employee in this position is a member of the Maintenance team and will be expected to work in collaboration with others as well as independently. This position requires that the employee work in occupied and unoccupied units. This position will oversee Ivy Ridge Apartments and Northbrook Place Apartments Maintenance Team. We are also in need of a Maintenance Technician and will be working at the same property. Please note that you may also be called upon to assist at any of the Su Development-owned properties in the Seattle/Bellevue area. • Oversee, assist, and train technicians; schedule staff and conduct regular safety meetings; ensure compliance with company standards i.e., Fair Housing, Landlord-tenant laws, local building codes, OSHA, etc. • Devise and implement a preventative Maintenance Schedule by working with the Regional Maintenance Director • Order and maintain adequate inventory of parts and supplies • Ensure work orders are completed in a timely manner. • Perform regular maintenance tasks such as work orders and unit turns. • Manage annual budget. Timely completion of capital and renovation projects. • Schedule and manage vendors as needed. • Assign, oversee, and/or prepare vacant apartments for move-ins, which includes ordering parts, scheduling vendors, unit maintenance, painting, cleaning, and carpet cleaning, or scheduling thereof. • Maintain and repair buildings' plumbing, electrical, HVAC, and elevator systems, including replacing worn or defective parts, with the assistance of vendors as needed. • Request bids from approved vendors but also can build new vendor relationships. • Maintain curb appeal by pressure washing, cleaning, and maintaining common areas, amenity areas, lights, and grounds. • Assist other departments with moving furniture, unloading, and storing supplies. • Assist with retail tenant improvement build-outs. • Respond to escalated property and maintenance emergencies. • In addition to the duties listed above, other maintenance-related duties can be directed by the Community Manager or Regional Maintenance Manager.
