General Function Under the direct supervision of the Maintenance Manager, this position coordinates and expedites all landscaping and grounds-keeping duties for all CIHA owned and managed facilities. This position is also responsible for establishment and maintenance of all seasonal pre-planning and weed prevention strategies. The Lead Groundskeeper oversees, works alongside of and directs the work of grounds keeping staff and is responsible for cleaning, organizing and maintaining CIHA properties, and adjacent grounds. Assignments are received orally or through written instructions which may be accompanied by plans, sketches or diagrams. Work is subject to inspection while in progress or upon completion. This position serves as the crew lead taking a proactive approach planning and coordinating the work of a crew working in many different facets of grounds care such as; care of lawns, shrubs, and trees, trash removal and proactive weed elimination. This position also addresses snow and ice conditions at CIHA properties through snow removal contracts and hands-on snow removal duties as necessary. Major Activities (Typical Duties/Responsibilities) • Assists the Maintenance Manager with the plans and coordination of the landscape program projects, e.g., planting, spraying, fertilizing, mulching, watering, transplanting, lawn care, job site cleanliness and maintenance. Selects and assigns staff to complete projects maintaining exceptional curb appeal. • Participates in general labor and tasks such as picking up debris, hauling trash, loading, unloading, lifting, moving materials, snow removal, grounds maintenance, and sanitation. Assists with janitorial or other maintenance duties as required. • Assists the Maintenance Manager with overseeing all grounds keeping personnel. This includes keeping the Maintenance Manager apprised of productivity, performance and work flow of crew. • Ensures adherence to established deadlines and preventive maintenance schedules to ensure grounds and all equipment are maintained and in safe working condition. Inspects custodial and grounds maintenance tasks, e.g., edging, mowing, trimming, waste and litter removal, fertilizing, placing sod, raking, planting. • Assist Maintenance Manager in establishing and updating grounds preventative maintenance projects and weed mitigation efforts. • Identifies training needs of staff and ensures proper training is received. This includes but is not limited to chemical application and usage procedures, as well as records maintenance to comply with applicable regulatory standards. • Coordinates all grounds work projects on properties with the Community Directors, maintenance staff, supervisors and grounds staff. • Ensures that grounds work and conditions are acceptable, on schedule and performed in a safe manner in accordance with specifications and expectations. • Responds to emergency situations in order to confine, resolve or prevent injuries or otherwise hazardous conditions, i.e., fallen debris, spills, broken windows, broken locks. • Initiate and maintain effective and cooperative communication among department members and with other CIHA department staff where necessary to complete tasks and ensure appropriate “grounds” operation. • Works with the Maintenance Manager to establish a formal written plan for grounds-keeping maintenance, identifying priorities and unique challenges for all seasons. • Reports periodically in verbal or written form to the Maintenance Manager, providing updates regarding work completed, plans for the immediate future, irregularities, and matters of concern. • Assists the Maintenance Manager in preparing quantity and cost estimates on proposed landscape improvement projects. • Assures job site cleanliness and organization. • Participates in safety meetings and training programs while actively applying safety guidance, training and sharing job knowledge. • Other duties as assigned. Skills/Abilities • Ability to lead a crew of workers in ground maintenance activities. • Familiarity and personal computers, experience in TenMast, MS Word, Excel and Microsoft Outlook. • Ability to establish and maintain positive working relationships with a wide variety of employees, management, maintenance and business professionals. • Ability to plan and determine work priorities, schedule, lead and direct the work of grounds keeping staff and volunteer workers. • Ability to effectively prioritize, coordinate and implement various job duties and minimal supervision. • Ability to work cooperatively and respectfully with a diverse residential rental population. • Ability to communicate effectively with others, both verbally and in writing. • Ability to maintain favorable public relations. • Considerable knowledge of the occupational hazards and safety precautions of grounds equipment and safety practices. • Knowledge of soil conditions for the propagation of lawns, shrubs, trees, and flowers. • Ability to operate and maintain all required power and hand tools in a safe workmanlike manner. • Physical strength and ability to perform a variety of routine tasks in the care and maintenance of building, grounds, and equipment under adverse weather conditions; ability to lift materials weighing from 70 to 100 pounds. Education and Experience • Demonstrated lead or supervisory experience of grounds staff on residential multi-family and/or commercial properties. • At least 2 years’ knowledge and experience in operation of lawn equipment required. • Current Alaska Driver’s License, insurance, and clean driving record.
