Round Hill Pacific is looking for a dynamic, energetic, and experienced manager to lead our outstanding maintenance team as a full time Maintenance Manager (MM). The Maintenance Manager is responsible for maintaining our multifamily portfolio of vintage apartment buildings, including oversight of general maintenance and repairs, apartment turns, groundskeeping, rehabilitation projects and preventative maintenance. As a senior manager, the MM works closely with the Portfolio Manager, CEO and President. Starting pay $55,000 - 60,000 annually, depending on experience, plus bonus. This is a full time, exempt position with a 40+ hour work week. JOB DESCRIPTION, including but not limited to: The MM oversees maintenance staff (5-7 FTEs) and is also responsible for managing the on-call rotation Maintains a proper inventory of specialized tools and supplies to enable quick repairs in case of (after hours) emergency. Is a "working manager" - approximately 75% in the office, 25% in the field Efficiently schedules work orders, common area maintenance, apartment turnovers, and resident service requests with in-house and vendor labor Manages multiple simultaneous construction and maintenance projects, including writing project and scope of work proposals Negotiates vendor bids and contracts; monitors and corrects vendor performance Significant amount of computer time: email, online orders, payroll, etc. Hands-on work if needed: carpentry, electrical, plumbing, drywall, painting, janitorial work, lawn maintenance, posting notices, etc. JOB REQUIREMENTS, including but not limited to: At least five years of maintenance experience in multi-family housing, construction, hospitality, or other relevant experience At Least two years experience leading, supervising, and training a team of employees, including full cycle HR and payroll Solid knowledge and skills in a wide range of cosmetic and structural maintenance and construction work, including framing, finish carpentry, electrical, plumbing, tile, painting, masonry, windows, etc - experience with historic buildings (1890s to 1970s) preferred. Ability to organize and monitor a high volume of process-driven maintenance work while maintaining a high level of quality and consistency (meeting deadlines is a must) Excellent administrative and computer skills; ability to communicate comfortably and clearly by email and shared online collaboration as well as in person. Experience with YARDI management software a plus Flexibility to adapt to the needs of the day; ability to successfully deal with unexpected or difficult maintenance, safety, and customer service issues Must be able to receive and dispatch after-hours maintenance emergency calls, and handle emergency situations when they arise Have reliable transportation (vehicle suitable for hauling large items required), driver's license and insurance, clean driving record Have a photo/SMS-capable smartphone available for regular work-related use, including job-related apps Own basic hand tools and small power tools Ability to adhere to the letter and spirit of fair housing laws; regular completion of fair housing training and the willingness and ability to obtain/maintain relevant training and certifications Ability to bend, crouch, kneel, stretch, reach, climb, sit, lift up to 50 lbs., and work around dogs, cats, and other pets on a regular basis TO APPLY Please include detailed information about your skills and experience.
