Plans On Track For Tampa's 1st Car Condo Development

TAMPA, FL — More than 40 exotic cars will make their way through the streets of Pinellas and Hillsborough counties Saturday as Tampa's first car condo development gets a jump start on its community involvement ahead of its opening next summer. Motor Enclave and Maserati of St. Petersburg will host a road rally from the Maserati dealership to Midtown Tampa to raise funds for the National Pediatric Cancer Foundation. Following the rally, from 11 a.m. to 2 p.m., Midtown Tampa's newly opened Italian restaurant, Oronzo, will host a post-rally party open to the public on the lawn of Midtown Tampa, 1120 Gramercy Lane. It will feature a DJ, contests, giveaways and Oronzo specialties including homemade pasta, bowls, Italian-style burritos and artisan pizza. During the event, the public will have a chance to check out the $20 million in exotic automobiles participating in the rally and learn more about what's been described as Disney for car enthusiasts. On the heels of the successful completion of the M1 Concourse in Pontiac, Michigan, developer Brad Oleshansky decided to bring his unique "car condo" concept to Tampa, purchasing a 200-acre property for $2.5 million next to the Tampa Executive Airport at interstates 4 and 75. Motor Enclave is envisioned to be the ultimate playground for "big boys with expensive toys." The $100 million project includes a 35,000-square-foot corporate events center that can accommodate up to 800 people as well as a 1.6-mile performance driving circuit designed by Formula 1 track architects and engineers with Hermann Tilke and an 80-acre off-road experience where drivers can put their vehicles to the test on tough terrain including rocks, logs, gravel, formed concrete, steel structures and obstacles. The enclave will also include a "wet skid pad," designed for outdoor and corporate events, car shows, demonstrations, auctions, cars-and-coffee events and swap meets. Surrounding the track will be 300 private car condos ranging from 629 to 2,170 square feet that will be sold as deeded real estate in a private, gated community. Those who are thinking these are just high-priced garages should think again. Architectural renderings from Motor Enclave show how the condos will merge the car aficionado's passion and lifestyle. In addition to providing a space to pamper and house exotic vehicles, the condos include personal living spaces with kitchens, bathrooms and living areas. Oleshansky said the reception Motor Enclave from Tampa's car-loving community has been beyond his expectations. He already sold 174 car condo units, representing more than $50 million in sales. The car condos start at $180,000 and the average price is $350,000 for a 1,200-square-foot condo that can hold four to six cars. The smallest condo, which is 629 square feet, can hold two or three vehicles and sells for $183,354. A 1,400-square-foot unit holds four to seven vehicles and is priced at $450,000. The most expensive unit Oleshansky has sold is 14,000 square feet and cost $3.6 million. Among those who has jumped on board is Rob Elder, owner of Tampa's Elder Ford and Jaguar and Land Rover dealerships in Tampa and Lakeland. Elder said he's looking forward to bringing customers out to the performance track and letting them see how vehicles perform in a way a test drive can't. Also signing on to Motor Enclave is Andrew Livingstone, Tampa executive managing director of Greystar Property Management. Livingstone is a longtime auto enthusiast who owns a dozen cars, and said he's looking forward to being able to keep all his cars in one secure location where he can enjoy them. Motor Enclave
