INTRACORP IS LOOKING FOR AN ASSISTANT PROJECT SUPERINTENDENT! Intracorp, a well-established and dynamic Seattle-based Real Estate Development Company is seeking an Assistant Project Superintendent for our Town Home Construction Group, who shall participate as a construction team member with an objective to produce a successful top quality construction project, completed on time and within budget. More specifically, the Assistant Superintendent shall be primarily responsible for assisting the Project Superintendent with field coordination. POSITION OVERVIEW Responsibilities include, but not limited to the following: Pre-Construction  Become familiar with all contract documents including plans and specifications. Take a pre-active role in analyzing the documents for errors, conflict of inefficiencies and report these times to the Project Superintendent.  Learn the Intracorp document control system and be prepared to draft and expedite for review field clarification, purchase orders and notification to trade contractors for corrective work.  Understand the Intracorp safety program and help draft and prepare job specific safety manuals and safety plans.  Have a clear understanding of the Intracorp quality and expectation level for details and finishes. Construction: With an understanding of the contract documents and specifications, be prepared to monitor the trade contractors work including:  Accuracy of construction.  Use of specified materials and processes.  Implementation of changes and corrections. Prepare the following documents for review and execution by the Project Superintendent:  Field related purchase orders.\  Field logs including trade manpower, lumber, concrete, time and material work.  Safety violation notifications.  Rough drafts for field clarification requests to be formulated and submitted by others. Be responsible for project safety. This includes:  Monitoring all trades for compliance with safety requirements.  Notification to trades of violations and required corrective work.  Be sure all trades submit MSDS sheets and have project specific safety manuals.  Prepare safety notes to discuss during weekly subcontractor meetings.  Walk the project daily and implement any safety correction items. After understanding Intracorp’s quality expectations, be prepared to inspect the work in the field to confirm the following:  Quality as per contract documents and Intracorp requirements.  Walk the project daily and administer Intracorp’s Quality Control Program.  Prepare construction correction lists to be reviewed weekly.  Take a pre-active role with quality; organize sample installations whenever the schedule allows for owner review and acceptance prior to installation.  Monitor craftsmanship confirming work is level, straight, etc. Maintain and monitor job site conditions including:  Project cleanliness  Temporary lighting and power  Temporary heat  Temporary water  Project access and storage  Intracorp small tools and tool rental Coordinate, schedule, administer and supervise the delivering and distribution of subcontractor’s materials including:  Setting up and administering a project delivery schedule and log  Check and inventory invoices for direct purchase items such as lumber, windows, fire extinguishers, appliances, etc. Maintain the project security system including:  Fencing  Locking units (as soon as possible)  Allowing only authorized visitors Assist in scheduling required inspections. Manage and supervise Intracorp’s hourly labor force. Includes:  Order and maintain materials required for Intracorp punch work.  Maintain all hourly worker timecards.  Supervise and monitor all temporary labor. Project Close – Out  Prepare “post-punch” completion lists for trades to expedite the punch work.  Monitor the punch work to be sure all corrections are made as required.  Inventory all remaining project tools, radios and equipment.  Maintain continued project security.  Schedule and make arrangements to remove excess materials left on the job site.
