This position is responsible for the day-to-day maintenance activities at various commercial properties that are managed by Frampton & Opinsky, LLC within the Anchorage area. This position reports to the AnchorTown Maintenance Supervisor and works with and through the Property Management team and assists in providing excellent customer service to our owners, tenants and vendors that service these properties. Responsibilities: -Perform miscellaneous Light Duty repairs and maintenance in areas of carpentry, plumbing, painting, electrical, HVAC, roofing, custodial, snow shoveling and other areas as may be necessary. -Provide prompt and courteous responses to all tenant requests for building maintenance service through a work order process and ensure that the response complies with the work order timeframe and that work orders are signed off and turned in timely. -Maintain and adjust HVAC controls within tenant spaces as requested by tenants. -Respond to alarms in the building in conjunction with the Property Manager and local authorities that may be responding to the alarms. -Change light bulbs and ballasts in building lighting systems. -Make daily morning rounds to visually inspect and correct any deficiencies including trash pick-up (paper, bottles, cigarette butts, etc.). Also, make note of any building deficiencies and report to the work order dispatcher if they can’t be corrected at that time. -Clean, lubricate and service equipment as may be necessary and only as directed by the Property Manager. -Patch and paint damaged drywall as needed and as otherwise directed. -Power wash plazas in the summer months in the early hours and sweep plazas during the winter months to keep a neat and clean appearance. -Assist contractors and vendors on an as-needed basis and as determined by the Property Manager. -Must be willing and able to be on-call for after-hours emergencies. -Perform other related duties as assigned by management. Physical Requirements: -Prolonged periods of standing and walking. -Must be physically able to climb ladders, bend or crawl into awkward spaces. -Must be able to lift up to 50 pounds at a time. Knowledge and Experience: -Must be able to work successfully in a team environment. -Must have a strong customer service focus and be comfortable working in a fast-paced environment where work assignments and priorities can change rapidly. -Must have the ability to balance multiple priorities and assignments, be detail-oriented, conscientious and have a dependable work ethic. -Must be organized and possess high-level oral and written communication skills in order to interface with many different people. Other Requirements: -Must be able to pass a background check and have a valid Alaska driver’s license and a reliable vehicle for daily use with proof of insurance. -Must reside in the Anchorage area. -Some tools will be required of the individual in this position. -Must be fully vaccinated or receive Covid-19 vaccine within 30 days after hire date.
