1. Be our eyes and ears at the property. 2. Supervise and check on all vendors, cleaning crew, landscapers, security guards 3. Respond to tenants issues and visit with Tenants at least once a month or on as-needed basis. 4. Visit the property twice weekly, or as required during business hours. 5. Visit the property once weekly in the evening hours to check on lighting. 6. Perform a thorough walkthrough and inspect for any issues with the property. Report all findings and recommendations to Landlord/management company. 7. Coordinate obtaining proposals and permits and supervise all construction work. 8. Perform some of the light maintenance work including but not limited to changing light bulbs, acoustical ceiling, toilet fans, adjusting timers, etc. 9. Adjust timers, clocks etc. 10. Arrange for pressure washing of the sidewalks and parking lot. 11. Arrange for contracts and supervision of window washing. 12. Arrange for clean up and removal of all graffiti. 13. Supervise and arrange for Landscaping work. 14. Get competitive bids for and oversee larger jobs such as electrical, mechanical, HVAC, plumbing, asphalt, roof. 15. Arrange for clean up of all vacant units. 16. Make suggestions as to what needs to be done to improve the property. 17. On expected freezing days and nights, visit the vacant units and leave the 18. faucets dripping to avoid freezing of pipes, also notify all tenants to do the same. 19. Visit the vacant unit periodically and flush the toilets and run waters in the sinks to stope blockage and odors. 20. Plan preventative maintenance work. Vacant Units: 1. Upon vacation of a tenant to inspect the interior and determine the work required and the amount of deposit that should be held back. Have the electricity reconnected in our name. Arrange to have the unit cleaned up and painted. 2. Upon leasing of a space, walk the unit with tenant and make sure the utilities are transferred to the tenant. 3. Before any tenant moves in have the roof inspected and make sure it is water tight and is in good condition. Also have the HVAC units examined and serviced to make sure they are in good working condition. 4. When the units are vacated change the lock cylinders to master cylinder and place the old locks back in when the space is leased, and tenant is ready to move in.
