THIS JOB IS FOR MAINTENANCE SUPERVISOR AT APARTMENT COMMUNITIES! Prior Apartment operations and maintenance experience is REQUIRED. Job responsibilities for the properties include but are not limited to: - Maintaining the physical integrity of the property at all times. - Insuring a safe and secure living environment for residents, visitors and staff. - Anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems in order to maintain a safe environment, cultivate Resident satisfaction, and to protect the investment of the apartment property owner. - Weekend work and on-call emergency maintenance response is required; therefore, candidates must have reliable transportation. Candidates must be HIGH ENERGY, positive, team-oriented, have a professional appearance, be highly detailed, performance driven, organized, excellent customer service skills, able to manage and organize multiple projects. Knowledge of appliance repairs, plumbing and some electrical. Candidate will be responsible completing service tickets, grounds and make readies. Primary Responsibilities: Skills: Diagnose, maintain, repair, and/or install the following: - Electrical systems up to 240 volts. - Pumps and motors for hot water heaters, pools, spas, and circulating pumps. - HVAC evaporators and condensers. - Refrigerators, dishwashers, stoves, disposals, and vent hoods. - General plumbing. - Solder and brazing. - Carpet cleaning and general repair. - Cut, remove, and install glass and beading. - Basic carpentry. - Roof patching. - Sheetrock installation and repairs. - Re-keying of locks. - Repair or replace vinyl or ceramic tile flooring. - Basic pool services. - Organize and supervise maintenance personnel. - Schedule all work as needed. - Operate within budget and reduce expenses whenever possible. - Water pumps. Ability to operate: cutting torches, welding torches, drills, saws, striping machine, power washer, electrical meters, electrical gauges, freon recovery systems, sink machine, sewer machines, shampoo machine, key machine, lifts for air conditioners, driveway sweeper, appliance dolly, and painting rigs. Knowledge and ability for the following skills: painting, preventative maintenance, cabinet installation, city building codes, basic math, proper use of lifting belt, organization, decision making, and leadership ability. Additional Skills May Be Required Depending on the Property. Basic repair and maintenance of washing machines and dryers. - Formica countertop replacements. - Sub floor repairs. - Access gate repairs. - Boiler systems. - Certificates and Licenses (HVAC is a MUST!) - Valid drivers license. - Insurance for vehicle. - Physical Requirements - Tolerate high temperatures. (130 degrees in boiler rooms) - Minimum lifting of at least 80 pounds of multiple levels per property requirements. - Ability to work in high places. (roofs) - Ability to dig holes or trenches. - Ability to move appliances properly as per safety instructions. - Climb ladders. - Required Tools and Safety Equipment - Operable and reliable vehicle for transportation and hauling of materials. - Work shoes with steel toe reinforcements. - Proper uniform dress that includes all safety tools. (Back belt, Goggles, Gloves, etc.) - Torch set for HVAC systems. - HVAC gauges. - Charging tools. - Hand tools. - Drills and all bits necessary for proper repairs. - Pipe wrenches. - Hack saw. - Tube cutters. - Amp probe. - Circular saw. - Operable phone to enable employee to take call. - Additional tools may be required depending on the property needs.'
