Job description QUALIFICATIONS: • Property Maintenance technician: 3+ years in commercial facility maintenance required. The successful candidate will be responsible for maintenance and repair duties. • English (Required) • Must be able to pass drug screen, and criminal background check (Required) • Valid Florida driver's License and vehicle (Required) • High school diploma or equivalency required. Full Time – Monday - Friday – 8:30am - 5:00pm POSITION SUMMARY: We are looking for a friendly, personable maintenance tech/handyman to join our small team. The maintenance technician ensures that all buildings and equipment are operational and properly maintained and all common areas of our office/warehouse complex are maintained in a clean and neat condition. The Maintenance Technician is responsible for cleaning, maintaining, and repairing building fixtures including lights, walls, doors, flooring material, dumpsters, gutters, and drains. The maintenance technician will take care of maintenance duties involving carpentry, painting, plumbing, and electrical repairs to guarantee that the buildings are properly and safely maintained. POSITION RESPONSIBILITIES include but are not limited to: • Performs maintenance replacement and repairs in areas of carpentry, electrical work, plumbing, A/C, mechanical, painting, drywall patching, flooring, and other minor building repairs to ensure that the buildings are properly maintained. • Routinely walks property including roofs checking for issues, lights out and repairs as necessary. • Keeps dumpsters and grounds in clean orderly condition. • Completes daily work orders as scheduled. • Maintains assigned equipment in good working condition. • Follows safety procedures and maintains a safe work environment. • Must be able to properly utilize new equipment and follow safety procedures prior to using equipment. • Knowledge of OSHA worksite, State or local governmental and personal safety requirements. • Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.) • Professional communication and customer service skills (phone, interpersonal, written, verbal). • Time management and time critical prioritization skills. • Self-motivated, proactive, detail oriented and a team player. • Strong work ethic with exceptional attendance • Perform routine preventive maintenance to ensure that building systems operate efficiently and that the physical condition of buildings do not deteriorate. • Clean and repair building fixtures including lights, doors, walls, floors, gutters and drains. • Operate and perform routine maintenance and repairs on HVAC equipment and related systems. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. • Be able to lift, pull and push materials and equipment up to 50 lbs occasionally following appropriate safety procedures • Light electrical (switches, outlets, bulbs, emergency, ballasts, LED conversions, change fuses, read panels, familiar with timers and photocells) • Light plumbing (snake drains, replace fixtures and toilet seals, solder pipes) • Light carpentry (repair drywall, replace tiles, painting, door hinges, handles, locks) • Light masonry construction (fill cracks and gaps in walls, sidewalks, caulking) • Landscaping (use power tools and blowers) • Respond to maintenance requests in a timely and efficient manner. • Work in an upright standing position for long periods of time; be able to reach overhead; have full range of mobility in upper and lower body. • Be able to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the property/building quickly and easily as required to meet the job functions • Climb ladders and work at heights above ground level • Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain, humidity) • Repeat various motions with the wrists, hands and fingers • Valid Florida driver’s license required and reliable transportation with clean driving record DISCLAIMER: This is not an all-inclusive job description; therefore, management has the right to assign or reassign schedules, duties and responsibilities to this job at any time.
