Community Manager 35 Units. 2 bedroom apartments. Secured access building. Parking lot, pool and laundry facility Tracy, Calif. JOB DESCRIPTION: We are a small 35-unit apartment building, consisting of working-class families. The Community Manager is a vital member of the apartment community’s day-to-day operation and will work closely with the property manager (or designee) to provide the best customer and living experience for our tenants and residents. ESSENTIAL FUNCTIONS: Incorporates safety, customer service, and professionalism in performing all job duties. Continuously inspect property for safety hazards and maintenance issues needing correction. Enforce community policies equally amongst all tenants and vendors. Respond to tenant’s needs within 48 hours of report with realistic ETA of correction. Keep and maintain the grounds free of debris and garbage. Perform supplemental landscaping needs such as trimming hedges and pulling of weeds. Clean office space including bathroom and kitchen as needed. Clean laundry room on a daily basis. Empty trash cans as needed but no more than every three days and consolidate into dumpster bins. Maintain units of current residents. Ability to lift 50 pounds. Performs other duties as assigned. Most time consuming task is turning units to make ready for new occupancy from time to time · Wash/clean/paint walls, baseboards, windows, sills, doors · Paint, vacuum, clean and disinfect appliances · Change out door knobs, shower heads, faucets if needed · Check all appliances to ensure they work and report any issues · Coordinate delivery of new appliances when needed Strong preference for someone with: Sheetrock, plumbing, electrical and painting experience. (or any combination) Bi-lingual Spanish 3+ years of experience in maintenance role, as a maintenance tech for an apartment community Physical Demands: While performing the duties of this job, the employee is frequently required to stand, walk, sit, stoop, kneel, crouch, or crawl. The employee must frequently lift and/or move up to 50 pounds. Compensation: Between $14.00 to $15.50 or more depending on experience and skill set.
