Summary & Objectives The Porter is responsible for ensuring assigned properties are kept in a neat, clean, and safe condition. They help uphold the image of each property by performing basic maintenance tasks including trash removal, lobby support, and restroom restocks. Porters also utilize predictive and productive maintenance systems and processes to support the properties’ business goals and objectives. Essential Functions Perform highly diversified duties to clean and maintain properties and units. Provide emergency/unscheduled repairs of properties and units during an on-call basis and performs scheduled maintenance repairs of units when tenants are present. Perform troubleshooting duties for determination of course of action. Read and interpret work orders to perform required maintenance and service. Perform regular preventative maintenance of systems, properties, and units. Use a variety of hand and power tools, electric meters and material handling equipment in performing duties. Use various forms of technology, software, and hardware to review task and perform in a timely manner. Detect faulty operating, defective materials and report those and any unusual situation to proper supervision. Maintain the safety and security of all assigned properties. Ensure that all community, property, management, and landlord expectations are met. Submit all requested paperwork, invoices, and documentation is an appropriate and timely manner. Perform quality customer service to tenants, prospective tenants, and the general public. Comply with all safety regulations and maintain clean and orderly work areas.
