I am looking for a general contractor in Columbia, SC to clear code violations on a rental property on Grand Street in Columbia, SC. I am willing to make progress payments based on milestones up to 50% of the project cost, and the remaining 50% when the city inspects the property, clears the code violations, and allows for occupancy again. I will not pay a cash deposit to a stranger I have never worked with before. If you own a business you should have some working capital to carry costs for a couple of days until you can hit milestones. My deposit is paying for the permit costs and materials.
A reasonable fee for me for the project is an estimate of the time involved to resolve the issues including material runs and any time spent on the project times $40 an hour, plus $500 labor/expertise in pulling the permit, plus $1,000 success fee, plus all permit costs, and material cost (I pay). I am willing to pay what it costs to resolve the issue but I want a reasonable fee based on the time involved. I am willing to cover material costs or pay a reasonable premium if you carry these costs.
Example - 2 workers, working for 3 weeks, 32 hours per week on this project = $9,180 for labor only.
