Description

I'm midway through an attached garage conversion. Was a 3+ car garage space, I enclosed around 350sqft of it so still have 2 car garage. Walls are up, electric is almost done. Debating on whether its worth pulling a permit for to add as livable space. It has a hip roof with rafter ties that span 21'. We added a soffit frame as seen in the pictures. The only other structure I'm adding in here is a small closet to house the tankless water heater. Looking for a structural engineer to check it out and draw up basic plans for city if it looks like it can pass without major modifications.
