Job Summary: Responsible for maintaining facility grounds, pool, buildings, mechanical systems and equipment of residential facility. Responsible for maintenance of safety systems, safety training, and serves as Safety Officer. Essential Job Responsibilities: Responsible for maintaining facility’s building mechanical systems, septic, well, pool, equipment and grounds. Responsible for operation and maintenance of safety systems. Conducts staff safety training and orientations. Responsible for Safety Officer function in Safety Committee. Responsible for maintaining all water quality, septic and any other system records and permits in current order. Acts as on-site representative for any inspections or regulatory agencies. Responsible for obtaining appropriate bids, authorizations for service vendors and supervising projects. Responsible for ensuring safe use of chemicals and chemical agents on facility grounds. Responsible for supervision of maintenance staff and driver. Responsible for maintaining regular and reliable attendance. Position Requirements: Strong organizational skills with the ability to multi-task, prioritize tasks and maintain accurate written records. Proficiency with construction methods, maintenance in commercial setting, electrical, plumbing, power tools. Must be able to lift/move forty pounds. Current CPR/1st Aid certification, current tuberculin skin test. Experience: Minimum of five years experience in the operation of a residential facility. Experience maintaining mechanical systems, equipment, and knowledge of safety regulations and requirements. Knowledge of permitting and agency reporting requirements. Education: Associate degree is preferred. A combination of education and work experience may be substituted for education requirement. Work environment: The work environment in generally outdoors with moderate to loud noise level. Occasional trips may require driving to shopping locations in normal weather conditions with corresponding traffic noise. Must be able to lift, carry forty pounds. Individual may be required to stand for prolonged periods, bend at waist and reach overhead, be able to talk and hear using power equipment and over the telephone. Individual must be able to work a variety of scheduled days, holidays and some weekends as necessary.
