Monarch Investment is seeking a well-qualified Maintenance Rover III to join our team to assist our 3 properties in the Cleveland/Akron area. Essential Job Duties and Responsibilities: Ensure all work orders are completed in a timely manner based on priority Make Ready / Turning Units in between tenants Painting/Staining both interior and exterior applications Maintaining grounds Working with Regional Property Managers on monthly maintenance budget reviews and audits Create, Manage and adapt a preventative maintenance program for individual properties Keeping a clean and organized maintenance shop and other work areas Exterior structural maintenance as needed Snow removal (when applicable) Other duties and special projects as assigned Lead capital projects including but not limited to rehab and/or major repairs Manage 3rd party vendors including gathering 3 bids for projects Expectations: Act as a role model for property staff and are a professional representation of Monarch Investment Provide a detailed statement of work completed for property records and for payroll allocation when applicable or requested by their supervisor. Regularly inspect the areas of a property they work at within their scope of job duties and report inspection results to their direct supervisor who will then disseminate the information back to the property or advise the Rover to do so themselves, including curb appeal, shops, major equipment inventory/inspection, turn boards, work order reports, leasing, marketing or property management practices. Coordinate purchasing or organizing bulk items and equipment as needed Assist with contractor relationships, including facilitation of project bids and selection determination as well as assisting with any logistics associated with these projects Assist with or coordinate coverage of on-call responsibilities and/or snow removal if a need is apparent for a property within their designated portfolio Supervisory Responsibilities: Mentor and train Maintenance Managers, Technicians, Porters, Housekeepers, Groundskeepers, Pool attendants and related contract employees to assist in essential job duties and responsibilities Knowledge, Skills and Experience required: High school diploma or equivalent 6+ years’ experience in maintenance, including 3 years in multi-family housing Experience with managing maintenance in up to 500+ units Experience managing/supervising 6+ employees Extensive knowledge of multi-family maintenance budget, read, manage and create of a budget Dry walling including painting and carpentry Expert knowledge of plumbing including sweeting copper pipe Expert knowledge of electrical including outlets, switches and light fixtures Extensive repair and/or diagnosis of appliances including refrigerators, stoves, dishwashers and garbage disposal Expert HVAC and/or boiler system knowledge required (where applicable) Expert water heater knowledge both electric and gas HVAC or EPA Certification Required Physical Demands / Work Environment: Must have reliable transportation and be able to arrive at the property Working conditions are normal for a fast-paced maintenance / physical work environment. Exposure to weather, heat, cold, wet, wind & noise Mid-level stress. Individuals may need to sit, stand, walk, kneel, stoop, climb, reach, or lay down under a sink as needed. Requires walking primarily on a level surface and navigating stairs for occasional periods throughout the day. Must be able to push or lift weight of up to 50 pounds. Proper lifting techniques required.
