In a new portfolio of properties that recently acquired we found that one side of a duplex had been vacated. Upon further inspection we found that the owner had not been paid rent since May of 2021 and she hired us in September. Where was the property manager? Why had the out-of-town owner not been notified of the vacancy? Why was the duplex left for months with no power and in a state of filth? We ended up having to replace the refrigerator and stove because they were infested with roaches. We also had to have the refuse left by the abandoning tenant removed. Between all of the work needed to bring the property to rent ready condition it ended up costing the owner over $3500.00.
