Part-Time, Hourly Employee Job Summary: Assist Maintenance Tech with day-to-day property maintenance activities for the work orders and repair requests assigned. In addition to assigned repairs, conduct routine daily preventative maintenance and community care as directed. Coordinate with Maintenance administrative staff as well as resident/onsite managers to increase curb appeal for the grounds. Job Description: • Provides professional and courteous service at all times. • Conduct all assigned maintenance and preventative maintenance to include: refrigeration, heating, plumbing, water treatment, carpentry, handyman, A/C, lighting, kitchen equipment, emergency generators, water softeners, switch rooms, roof exhausts, and minor electrical. • Ensures all assigned projects are completed according to specifications and are completed on time. • Understands and practices all lock-out-tag-out procedures in accordance with OSHA standards. • Supervise and/or perform all unit and public area preventive maintenance services, as outlined by the District Property Manager. • Performs maintenance checks of equipment and logs properly. • Logs and reports all safety and security concerns to the Maintenance Chief immediately. • Ensures all key inventories are secure. • Responds to all emergency situations prepared to assist. • Participates in ongoing maintenance programs. • Performs inventory duties as directed. • Monitors/manages & maintains cleanliness of grounds and attractiveness of landscaping as assigned. • Ensures cleanliness and orderliness of all workspace and storage areas. • Prepares timely cost analysis of capital projects as directed. • Ensures maintenance expenses remain within budgetary limits. • Accept and complete between 25% of all maintenance work orders daily. • Ensure projects are completed according to specifications and on time by studying work schedules. • Attends regular staff meetings at the GWM local headquarters. • Complete projects as determined by the District and Maintenance Manager. • Performs other tasks as may be assigned by the District or Maintenance Manager. • Coordinates daily with Maintenance Chief/maintenance staff to ensure work order and repair completion/tracking/updating within AppFolio. • Assist in securing additional third party vendors when necessary Qualifications and Skills Requirements: In addition to what is listed below, this person must have the ability to work in a fast-paced environment while remaining flexible, organized, proactive, resourceful and efficient, with a high level of professionalism. • 5+ Years’ experience in the Residential Maintenance field • Strong maintenance knowledge in the following areas: o Basic Plumbing (faucets, toilets, garbage disposal, irrigation, etc…) o General Electrical (outlets, GFI, Breakers) o Carpentry o Painting, drywall, caulking o Tile and Carpet Installation o Some Appliance experience o Some Roof and Fencing • Dependable, punctual and can anticipate and prioritize tasks on a daily basis. • Ability to lead, organize and finish assigned tasks in a timely manner. • Be able to work under pressure, multi-task and problem-solve independently. • Outstanding references from previous employers. • A thorough background check which includes drug, criminal and credit. • Working Transportation & Phone with Internet Capability; • High School Diploma or Equivalent.
