If you would like to join our team and for immediate consideration, please visit our CAREER CENTER via the below link to view all open opportunities: JOB DESCRIPTION QUALITY CONTROL MAINTENANCE TECHNICIAN The responsibilities of the Quality Control Maintenance Technician include, but are not limited to, the following tasks: PERSONNEL 1. The Quality Control Maintenance Technician is directly under the supervision of the Regional Maintenance Supervisor. 2. The Quality Control Maintenance Technician is continually evaluated for performance by the Regional Maintenance Supervisor through oral and written communication. The Quality Control Maintenance Technician will at all times perform work to the highest of standards. 3. The Quality Control Maintenance Technician is directly responsible for his/her safety, workmanship and appropriate conduct. 4. The Quality Control Maintenance Technician is directly responsible for the work performed by all maintenance technicians at sites without Maintenance Supervisors when present at a site. ADMINISTRATIVE DUTIES 1. The Quality Control Maintenance Technician immediately contacts the Regional Maintenance Supervisor if he/she notices substandard or inadequate work being performed on the property by trade contractors and vendors. 2. Ensure that established policies, rules and regulations, and procedures are followed. 3. Adhere to the company’s safety program. 4. The Quality Control Maintenance Technician, in consultation with the Regional Maintenance Supervisor, is responsible for scheduling work to be completed as assigned at communities. At the end of each day, pictures should be taken showing before and after of projects completed. PROPERTY MAINTENANCE 1. The Quality Control Maintenance Technician performs work request as directed. 2. The Quality Control Maintenance Technician ensures that all vacant units are in makeready condition to company standards with minimum turnaround time assigned. 3. The Quality Control Maintenance Technician is an integral part of all preventive, corrective, and deferred maintenance plans as directed by the Maintenance Supervisor and/or Property Manager. 4. Walk and inspect the property on a regular basis. The Quality Control Maintenance Technician records any deficiencies and takes immediate action to improve the general appearance of the property by picking up trash. Makes recommendations for improvements to the Regional Maintenance Supervisor. 2 5. All work by the Quality Control Maintenance Technician is completed with the utmost quality, efficiency and economy. 6. All other tasks as assigned by the Property Maintenance Supervisor, Property Manager, Regional Maintenance Supervisor and/or District Manager. 7. Adhere to the Company’s safety policies. QUALIFICATIONS & SKILLS 1. Hands-on knowledge of Property Management Maintenance. 2. Basic Plumbing. 3. Major Appliances. 4. Basic Electrical (state license when required). 5. Sheetrock. 6. Carpentry. 7. Strong customer service skills. 8. Ability to speak, write and read English. 9. Spanish speaking not required, but preferred.
