POSITION SUMMARY The person in this position is responsible for maintaining the building, curb appeal, pool deck and other common areas in order to assist preserving the asset and to provide a quality living environment for the residents. This position reports to the H.O.A. Board of Directors. KEY RESPONSIBILITIES Key responsibilities of this position include, but are not limited to the following: • Perform daily building walks in order to monitor the building and equipment for proper performance, damage or wear. • Complete basic maintenance tasks including cleaning, light landscaping, and painting • Maintain the highest level of customer service for residents and vendors The principal responsibility of the Custodian is to ensure the proper cleaning and maintenance of the building. Specific Responsibilities (This listing of tasks is not all inclusive; other tasks may be assigned as needed), includes sanitizing, vacuuming and mopping floors, and cleaning restrooms, common areas, and windows. ATTENDANCE Position requires ability to work Monday through Friday, 50 weeks of the year. Ensure compliance with time management including meal and rest periods. PHYSICAL REQUIREMENTS • May be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, lifting/moving/carrying (light to heavy weight material/appliances/ equipment), climbing ladders/stairs, and walking on rooftop • Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, gripping and elbow motion) • Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment • Requires the use of appropriate safety equipment (e.g., goggles, masks, gloves, etc.) Job Duties: • Clean building floors by vacuuming, sweeping, mopping, and light scrubbing to ensure that building is neat, clean, free from clutter and is safe. • Gather and empty trash. • Service, clean, and supply restrooms. • Stock all supply dispensers in restrooms and ensure that all shelves and surfaces are clean and dry. • Ensure that all glass mirrors and interior and exterior doors are free from smudges, stains, discoloration, rust, mold, encrustation, excess moisture or spots. • Clean using soapy water or other cleaners, sponges, and squeegees. • Dust furniture and walls • Monitor building security and safety by performing such tasks as locking doors and gates as needed • Notify manager concerning the need for major repairs or additions to building operating systems. • Requisition supplies and equipment needed for cleaning and maintenance duties. • Turn building water off/on as scheduled or during emergencies • Assist maintenance/repair crews as directed by the H.O.A.
