Position: Mobile Assistant - Property Management Reports To: Lead Mobile Assistant Role: We are looking for an ambitious Mobile Assistant/Runner to join our team! As a Mobile Assistant/Runner, your main responsibility will be to complete projects in an efficient and quick manner on your own. Although not necessary for this position, experience in construction and carpentry would be a plus. This position will also require excellent communication skills and the understanding that constant communication of information will be relayed to the Lead Mobile Assistant and Assistant Property Manager and other team members as needed. Responsibilities Plan, implement and manage construction/ carpentry tasks in accordance with priorities and goals Adhere to relevant safety regulations Manage and guide the use of machinery and equipment Monitor expenditures On-site project progress review and communication through Property Meld and/or Buildertrend Peacefully resolve any emerging problems and issues Prepare and present progress Critical-thinker and problem-solver Create scopes of work Make Ready repairs for recently vacant rentals Evaluate recently vacant houses and create scope of work Complete Move in Punch lists for new rentals Quality Control walks for completed Make Readies Complete Punch Lists for completed Make Readies Complete PUnch Lists for Home on the Market Monitor grass cuts and winterizations for vacant homes on the market 90 Day and Lease Renewal Inspections of occupied homes Results Improve quality of homes prior to tenant move in dates Increase quality control Decrease Timeline Improve communication on make-readys Requirements Emotionally self-regulate even during times of pressure and stress to be present for the team. Adhere to all local and state regulations for residential construction Ability to learn and adapt to the technology that we use (Property Meld, Podio, Buildertrend) Good time-management skills Ability to accept payment electronically Ability to transport material as the job requires
