BURR RIDGE, IL — The Burr Ridge Village Board on Monday is set to consider a moratorium on downtown development until next spring. Meanwhile, the village plans to review its zoning code. This is in response to a recent surge in interest among developers, a village official said this week. Founded in 1956, Burr Ridge has no traditional downtown. Its downtown is seen as including Village Center, County Line Square and a few neighboring properties. At a meeting Monday, Village Administrator Evan Walter said the village had received more calls about the downtown district in the last two months than it has in the last five years. That demonstrates significant "renewed interest" for development in Burr Ridge, Walter told the Plan Commission. Developers, he said, supported the village pausing development in the downtown district. That's because they want clear zoning rules that create more clear opportunities for "good developers," he said. When the zoning review is completed, Walter said, developers will be better able to adjust their proposals, rather than seek exceptions to the code. The Plan Commission unanimously recommended the moratorium, which is slated to last through April. The moratorium would not apply to interior remodeling projects, signage, outdoor dining, facade enhancement and minor site changes. At a Village Board meeting in September, Walter said the zoning rules needed changes. For instance, he said, a warehouse could now be built in the downtown district. In September, village trustees voted to create a downtown business district and impose a 1 percent sales tax within its boundaries. That money is expected to pay for projects within the district, raising up to $50 million over more than a couple of decades.
