A downtown high-rise is looking for a full-time maintenance technician to assist the building engineer. Responsibilities include, day-to day maintenance and minor repairs for the property, common areas and other facilities, including performance of community maintenance work. Work should be performed independently. General supervision is provided by the Community Manager. Key Tasks and Responsibilities: 1. Perform a variety of daily maintenance and custodial tasks, year-round, seasonal and/or as needed basis. Checklists/Work Orders will be provided. Checklists/Work orders should be completed timely and in order of priority which will be determined by Community Manager. 2. Walk the property regularly to pick up/remove trash and loose debris, replace full trash receptacles and check pet waste stations. 3. Perform seasonal duties and general maintenance relating to Common Grounds, Parking Area, Entrance, Gazebo area and Pool area. 4. Maintain the Building common area- replace light bulbs, perform general maintenance. 5. Properly winterize all exterior common area plumbing (Pool area shower and drinking fountain, showers located at end of buildings) 6. Check/Perform needed repairs/maintenance to crawlspace areas under all buildings. 7. Store Pool furniture for off season, power wash, inventory and place all pool furniture for start of in-season. 8. Power wash pool deck areas for season – spot power wash through pool season as needed. 9. Clear street drains throughout the community as needed. 10. Assist with property inspections and periodic night light inspections. 11. Keep the maintenance shop/office areas organized and cleaned – proper care of all tools and equipment – report any/all problems to Community Manager. 12. Other duties as assigned. Knowledge/Experience/Core Competencies: Any combination of education and experience that results in the following: 1. Use of hand tools and small power tools. 2. Ability to prioritize daily assignments and work order requests. 3. Ability to exercise sound judgment in emergency situations. 4. Ability to work tactfully and respectfully with co-workers, homeowners and with general public. 5. Knowledge of basic HVAC, plumbing, electrical and pools a plus. USE OF EQUIPMENT: A cell phone or walkie-talkie will be used to communicate with the management team while the maintenance person is on property. Small hand and/or power tools will be necessary to complete certain assigned tasks. Property provides all equipment, tools necessary to perform the above tasks. Use of all mechanical/electrical equipment on the property, as permitted. Education and Training: High School graduate or equivalent. Working Conditions: Able to work extended hours, including weekends and holidays as necessary for emergency situations. The position may involve working irregular hours. Work schedule may vary according to property related emergencies. This role includes some physical elements such as climbing ladders, climbing stairs, lifting, carrying, and moving objects that can weigh up to 50 pounds. Use of Leaf Blowers and Snow Blowers are included in the physical elements. This position will alternate between working indoors in a controlled climate and with proper lighting, to an outdoors setting with variable climate and lighting.
