Residential Superintendent needed for overseeing multiple high-end spec homes located along 30A and in Niceville Florida. The individual will be responsible for scheduling and directing day to day activities on the job for multiple houses. Job duties include: Performing takeoffs for the purchase of miscellaneous construction materials Releasing materials in an efficient manner to the jobsite Proofing shop drawings from vendors to ensure accuracy Cross checking the layout of houses Ensuring that framing is performed by subcontractors in accordance with structural plans and Florida Building Code Marking on floors and walls the placement of all lighting fixtures and verification of all rough-in locations by MEP subcontractors Calling for all inspections after verifying that the required elements have been performed by subcontractors Scheduling vendors and subcontractors to complete their scope of work on schedule using three week “look-ahead” schedules Maintaining the high standard of quality expected by the company for all interior and exterior finishes Ensuring that items installed comply with contract standards, purchase orders and subcontracts Ensuring that a safe and clean worksite is maintained to include requiring subcontractors to clean up after themselves and picking things up as needed and placing them in the dumpster Ensuring that all invoices/receiving tickets are properly coded and returned to the office in a timely manner Ensuring that surplus material is picked up and returned for credit prior to being damaged Completion of daily reports and tool-box safety meetings Updating as-built drawings at the jobsite with all field changes Interfacing with realtors, buyers and owners in a professional manner Reporting to and coordinating with the Senior Superintendent of the Company Coordinating with pre-construction manager and project manager on an as needed basis Installing Division 10 toilet accessories on an as needed basis Position Requirements: -Minimum of 5 years’ experience as a superintendent on residential homes -Prior experience managing a minimum of 4 houses at one time -A strong background in foundations and framing -A good working knowledge of all trades -Ability to read and interpret plans -Ability to perform layout -Computer literate with Microsoft Excel, Word and Outlook -Excellent communication and interpersonal skills -Ability to organize self and work in fast paced environment -Good eye for detail in all phases of construction -Past history of completing projects on or ahead of schedule - Individual who is not afraid to work with his hands - Individual who is willing to take initiative and make things happen - Individual with a past history of staying on top of their paperwork and being very organized BetterBuilt is a residential construction company that specializes in high end spec homes along the 30A corridor and Niceville, Florida.
