Full-Time Multifamily Maintenance Tech (English-Spanish bilingual preferred) needed for a growing in-house property management company. We are seeking an experienced tech that is professional, maintains a friendly rapport with residents, team members, the Property Manager, and office staff. The ideal candidate will be highly motivated, hard working, and trustworthy with a high degree of integrity. DETAILS: Availability: Full-time; flexible schedule including evenings and weekends Pay: $22-25/hr Benefits package includes: Medical & Dental Insurance Paid Time Off 401(k) with Employer Matching Weekly Pay QUALIFICATIONS: -Minimum of 3 years multifamily property maintenance experience -EPA Type II or Universal HVAC certification is required; CPO is a plus -Ability to troubleshoot and repair HVAC, plumbing, appliances, swimming pools, painting, electrical, irrigation systems, and carpentry a plus -Stable and consistent work history with excellent references -Must be available for on-call after hours emergencies -Valid driver license, insurance, and reliable transportation are required -High school diploma or GED -Must be able to speak, read, and write English in a manner sufficient to carry out the duties; Bilingual Spanish is a plus -Drug and background testing required ESSENTIAL DUTIES AND RESPONSIBILITIES: -Overseeing general day-to-day maintenance of all buildings & make-readies; handling repairs that require skills such as carpentry, plumbing, mechanical, painting, basic electrical, and HVAC -Ensure all service requests, callbacks, and/or work orders are performed properly and promptly while maintaining detailed records -Maintain a safe environment where everything is clean, organized, and serves its intended functions -Conduct regular property inspections to determine areas that need attention, including assessment of interior and exterior of the buildings; promptly performing required tasks -Documentation of inspections and upkeep of maintenance log for reference -Perform occasional cleaning tasks on an as-needed basis (ex: a water pipe bursts and the area around the repair might need cleared before or after the repair; maintenance staff might be asked to pick up litter or clean an area) -Perform any other responsibilities assigned by the Property Management team necessary for the smooth operations of Equinox Apartment-related activities -Oversee turning of vacant apartments including, but not limited to: painting, locks, light bulbs, garbage disposal, drawers, doors, smoke detectors, blinds, windows, drains, faucets, and toilets. -Clean and maintain pool and spa, including daily chemical testing and furniture cleaning and upkeep -Upkeep of property grounds, removing trash and debris from all common areas; clean and maintain barbeque grill -Maintain open communication with the Property Manager -Oversee after-hours and emergency calls across the portfolio for one full week every 4-6 weeks; situations such sewer back-ups, flooding, fires, etc. EXPECTATIONS: -Maintenance of all building records, repairs, and work order -Behave in a way that reflects the integrity of the company and in a professional manner at all times -Familiarity with appliance repair, basic electrical repairs, and basic roofing repairs Physical expectations: Able to lift up to 50 pounds with ease: carrying, pushing and/or pulling; some climbing; some stooping, kneeling, crouching and/or crawling; and significant reaching, handling, speaking, writing, hearing, and fine finger dexterity; frequent standing and often for long periods of time; walking, and sitting, and lifting heavy loads Machines, Tools and Equipment: Must possess skills necessary to use all common hand and painting tools in a responsible and cost-efficient manner, including: rollers, brushes, screwdrivers, hammers, pliers, etc. and hand tools normally used in construction, maintenance or landscaping; power tools including, but not limited to: carpet shampoo machine, paint sprayer, power drain cleaner, key machine and all chemicals associated with maintenance and landscaping essential job functions The company may revise this job description from time to time, as business needs require.
