About Us: TM Montante, a real estate development, is seeking a Maintenance Technician in South Bend, IN to join our team to support and assist in the management of commercial real estate properties. About the Position: In this Maintenance Technician position the successful candidate will support two of our client’s commercial properties by having a variety of duties, including but not limited to: Responsibilities: * General day to day operations of the property, maintenance and repair, security, janitorial services, landscaping, snow removal, etc. * Review building operations, preventative maintenance schedules, energy management systems and equipment status. * Complete work requests for commercial properties utilizing technology and prioritizing orders, as well as communication with the Property Manager to provide updates and resolve any issues with order requests. * Perform scheduled maintenance inspections, and adjust, clean and calibrate various mechanical and electrical systems to assure proper system operations * Maintain troubleshoot and repair HVACs, cooling towers, pumps, condensers, chillers and other associated cooling equipment. * Manage and maintain building control systems, ensuring systems are upgraded and schedules are in line for energy management. * Inspect buildings for adequate heating, lighting and ventilation, and ensure all properties interior and exterior areas are maintained * Complete general maintenance and minor repair work including but not limited to: doors, windows, toilet seats, toilet flushes, tap washers and interior and exterior painting and sealing. * Ensure that clear fire passages are maintained in escape routes of buildings. * Maintain and enforce building code guidelines for maintenance, mechanical and electric areas. * Safely use tools and equipment including, but not limited to, power tools, hand tools, mechanical devices. * Aids Property Management in the development of annual operating and capital budgets, recommendations on equipment. * Organize and collect SDS sheets for services rendered. * Perform other duties as assigned. Qualifications : * HSPD-12 clearance as preferred * Ability to multitask, prioritize and meet deadlines. * Strong customer service and interpersonal skills. * Ability to handle confidential information. * Strong organizational and decision-making skills. * Commercial real estate experience preferred * Experience with building controls Minimum requirements: * Five or more years’ experience in HVAC systems, required. * Clean and valid Indiana drive license, required. * Rotating on call availability, required. * Must be able to safely crawl, climb and lift at least 50lbs. * Ability to use job specific software * Physically capable of performing the essential functions of the position. * Knowledge and safe performance practices in the use of relevant equipment and tools Job Type: Full-time Pay: $62,000.00 - $68,000.00 per year
