SEEKING LARGE, SECURE STORAGE ROOM IN L.A. AREA

Wondering if anyone has any leads or ideas on where one could find an approx. 2,600-square-foot room to lease for storing archival materials (mainly file boxes filled with books and paper files). Must have lighting and some electrical outlets where a small desk could be placed, for plugging in desk lamp and maybe laptop during occasional visits. Obviously needs to have secure door locks so the room can be locked up for security. Ideal location would be in Santa Monica, but open to considering other cities in the L.A. area, or perhaps even on its outskirts. Would likely be for a long-term lease. Not interested in renting units in public storage facilities as the monthly rental fees would be excessive for our purposes. (We previously leased a 2,600-sq-ft basement from a building owner whose other customers were all street-level retail shop tenants. The large basement was not being used so the lease of that space was a useful arrangement for both parties.
