If so, Mellen Investment Company is growing, and we need your help! A Property Maintenance Technician I is a construction and maintenance generalist. It is someone who takes pride in their work, is timely and can be counted on to put Mellen’s best foot forward. The kinds of things you would be helping us with include: • Daily monitoring and inspection of our properties ensuring all the common areas including yards, laundry rooms, halls, storage areas, parking areas, are in a good, safe, clean condition always. • Maintenance of common areas including yards, laundry rooms, halls, storage areas, parking areas. This includes, as needed trash pick-up and removal, picking up dog waste, repainting interior and exterior of common areas, laundry rooms, halls, storage areas, replacement of light bulbs, removal of personal articles of tenants not stored properly. • Maintenance of building exteriors, grounds, and common areas, to include power washing, repairs, painting, signage, ice damming mitigation, snow shoveling and ice melt disbursement. • Assist in all phases of make ready and renovation of vacant apartments to include unit trash out and demo, paint prep and painting, electrical - replace switches, outlets, and fixtures. Subfloor prep and LVP installation. Plumbing - install angle stops, toilet, sinks, drains, supply lines. Install window coverings and blinds hardware, towel bars, toilet paper holders, cabinet pulls etc. • Occupied work order completion in timely manner, to include water damage mitigation, plumbing, electrical, heating system and carpentry repairs. • Assist in shopping for needed parts and supplies and materials at local merchants. What We Require: The successful candidate for this position will be someone who: • Is a Non-Smoker • Speaks English fluently • Has and maintains the ability to drive, including a current Alaska driver’s license • Owns a vehicle suitable for maintenance work that is at least large enough to transport tools and materials used in position. • Has auto insurance for their owned vehicle that meets or exceeds the minimum requirements put forth by the state of Alaska, • Has small hand power tools necessary to conduct maintenance work • Has the physical capacity and the skill to operate maintenance tools, freely climb ladders and scaffolding. • Has the ability to meet the physical demands of the position, as described in this Job Description • Owns and can operate a computer or smart phone with internet and email capability • Is available to work 40 hours per week during the Company’s normal business hours and at additional times as needed.
