The Junior Portfolio Manager will be responsible for collaborating with key stakeholders, including but not limited to Principals, Clients and Customers (internal and external) to develop and implement new tools to help people at Blanton Turner do what they do better.   The Junior Portfolio Manager will work one-on-one with the assigned Principals on special projects.  This role will require training and supporting other members of Blanton Turner. The Junior Portfolio Manager will be assigned properties to manage as part of a management Portfolio, and in that regard would serve as a Junior Portfolio Manager managing properties that may include, university housing, mixed-use housing, affordable housing, commercial (retail and/or office) in the Puget Sound region. The Junior Portfolio Manager may participate as a member of pre-development teams, providing pre-development services.   We would like to see our Junior Portfolio Manager develop into a full-fledged Portfolio Manager within six months. The current portfolio would consist of about 550 units. At three months, we expect to add anywhere from 50-250 units to this person's portfolio and at six months, we expect this person to have a full 1,000 unit portfolio. Details Reports directly to our Director of Residential Services with Mentorship from other Portfolio Managers Salary: 85-92k DOE, Full Time and Benefits Eligible Location: Downtown Office with Consistent Travel to Properties in the Greater Seattle Area Portfolio Size: About 550 units with 5 Direct Reports Relationships Reports to the Director of Residential Services and works directly with the Blanton Turner Principals. Interacts with property owners and their representatives in a professional manner and in conjunction with all Principals at Blanton Turner. Interacts with residents and tenants with the highest level of customer service and positive, can-do attitude. Interacts with internal and external customers.  Internal customers include all other members of Blanton Turner that rely on the Junior Portfolio Manager in their endeavors to get their work done, and those that the Junior Portfolio Manager relies on to get their work done. External Customers include all vendors and other personnel serving Blanton Turner’s properties and its residents, and also include anyone Blanton Turner might interact with in the course of business activity. Skills & Qualifications Experience managing close to 300 units required. Minimum 3-5 years’ experience in property management or related field. 4-year college degree required. MBA or applicable Master’s Degree preferred. RE License preferred or must be completed within 6 months of hire. CPM designation (or an equivalent certification) preferred. Minimum 3 years’ experience in a supervisor capacity required. Proficient with productivity software including MS Office, Office 365 and Google Docs. Experience with YARDI Voyager 6.0 preferred; ability to learn quickly required. Excellent interpersonal and communication skills (verbal and written) required. Organizational skills and efficient and effective time management skills required. Community and civic involvement preferred. Multitasking, prioritization and decision-making master. Willingness to try new and different approaches Understands the uniqueness of each project while carrying over best practices learned from others Ability to work well with others and use all resources Essential Functions Assists Director of Residential Services and Principals in developing and executing long-term company plans that enhance BT operations and contributes to company’s growth and profitability. These projects will elevate the BT experience for our people and our clients and bring a high level of sophistication to the company. Drives and inspires innovation, collaboration and change within company. Lead Capital Planning effort including, but not limited to: Asset Management Planning Capital Improvement Budgeting Reserve Forecasting and Budgeting To manage a portfolio of properties Reviews pro-formas, prepares budgets, budget variance & delinquency reports, cash flow projections and accounting reports. Manages marketing, leasing strategies and initiatives, maintenance and overall operations for an assigned property portfolio. Conducts thorough property inspections and conveys written documentation and action plans stemming from those inspections. Understand and enforce compliance with Real Estate Agency rules and regulations, state and local landlord/tenant laws, and federal, state and local Fair Housing laws. Prepares information (operating and capital budgets, market analysis, etc.)  for Property Reviews.
