We have a newly-rehabbed 3-story, mostly open ceiling concept commercial building with an 18 ton Mitsubishi VRF heat pump system. The two 9-ton condensers are on the roof. Inside I have a mix of fan coil units and cassette units distributing warm and cool air, as needed. Each floor has a Renewaire ERV unit. There's one standalone mini-split system also. I'm looking for an experienced Mitsubishi-trained HVAC tech to visit two times per year to perform preventive maintenance on the filters of the 15 or so ceiling-hung units, inspect and clean the condenser units, etc. Filters should be pulled, washed, allowed to dry, and returned to the units. You can probably tell me more about what I should be doing maintenance on.
Based on experience thus far, there are around 12 hours of time involved in each visit. I have stepladders on-site and large commercial sinks with sprayers in our facility.
