The Porter Tech / Entry Level Maintenance Tech position supports building maintenance, janitorial and landscape efforts to maintain the community in a clean and orderly condition. The position requires high customer service to support the community with attracting and retaining residents. This position requires you to have dependable transportation and a valid Drivers License.
Job Duties:
· Perform work using safe work practices.
· Maintain company standards with respect to cleanliness, community appearance and customer service.
· Assist Maintenance Supervisor with preventative maintenance tasks where applicable.
· Contribute to the achievement of occupancy goals by maintaining clean vacant apartments and common areas daily and reporting any maintenance repairs as required.
· Assist Maintenance Supervisor with completion of work orders.
· Maintain clean, organized shop and maintain inventory.
· Assist Maintenance Supervisor with obtaining bids or quotes on special projects.
· Ensure company equipment and tools are well maintained.
· Oversee contractor’s work on property and help with capital improvement projects.
· Walk the property daily for exterior maintenance issues and cleanliness issues that may need immediate attention.
· Occasionally responsible for on call duties which may include coverage at another property.
· Assist Maintenance Supervisor with apartment and common area paint jobs as needed
· Ability to use approved chemicals/cleaning solutions and read an SDS sheet.
· Report safety or defect issues to management.
· Replace burnt out bulbs in and around the buildings, as needed.
· Perform additional duties as assigned
