POSITION: MAINTENANCE ENGINEER LEAD DEPARTMENT: MAINTENANCE REPORTS TO: CLUBHOUSE SERVICES DIRECTOR HOURLY RATE: $22.00 - $24.50 PRIMARY OBJECTIVE: To create a club atmosphere where absolute satisfaction is our highest priority. JOB SUMMARY: Plans, implements, coordinates and supervises all mechanical operations, maintenance, communications, energy management and manpower development programs for The Denver Country Club within the guidelines of those quality standards, operating objectives and goals that may be established from time to time by the General Manager. This will be done in a manner that protects and maximizes the property asset value. Supervise, provide training and support for the operation engineering staff in order for them to become knowledgeable and proficient in all aspects of their duties. JOB RESPONSIBILITIES: Hires, schedules and trains all clubhouse maintenance personnel. Completes all reports, logs charts, time cards and correspondence in a neat, factual, unbiased, professional and timely manner. Maintains the proper schedule of checks, inspections, preventive maintenance, and service contracts and schedules all work accordingly. Maintains all Club equipment and assets according to experience, manufacturer’s specifications and history. Maintains adequate parts and supply inventory to eliminate unnecessary equipment downtime. EPA and State of Colorado certified for refrigerant recycling and reclaiming. Summits the necessary forms for Tier II. Assists the Clubhouse Manager with operation and capital budgets as they pertain to club function and improvements. Works well with other Supervisors and Managers to insure task completion. Always acts in a calm, polite and professional manner. Responsible for all necessary maintenance and operational programs to assure maximum life and reliability of all mechanical systems within the property. Supervises the work progress and preventative maintenance tasks assigned to the operating engineering staff and provides instruction and guidance where necessary. Responsible for general maintenance and operation which includes, but is not limited to: HVAC equipment performance testing; Plumbing systems; Electrical systems; HVAC systems; Swimming pool systems; Ice rink systems; EPA guidelines; General Building Maintenance including; Door repair; Painting; Ceiling repair; Floor repair; Structural repair; Waterproofing repair; Miscellaneous repair; Carries beeper for after hours maintenance functions to limit equipment downtime and member inconvenience. Schedules, trains and hires personnel and tasks. Adjusts schedules according to club functions. SPECIFIC DUTIES AND RESPONSIBILITIES: Establishment and administration of an effective preventive maintenance program. Implementation of fire and emergency procedures for Clubhouse personnel. Conducts and/or coordinates orientation, training and ongoing education programs for all engineering personnel. Establishment and administration of an effective water treatment program. Expanse management for suppliers: Coordination of bidding and pricing. Recommendation of venders. Issuance of purchase orders and receipt of contracts. Confirmation of receipt of goods or services. Expense management in regard to outside mechanical contractors: Evaluation of performance. Evaluation of contract cost(s). Provisions for competitive bidding. Recommendations for selection. Maintenance of quality and cost controls. Maintenance of accurate and timely engineering expense management records and files. Coordination of engineering personal work schedules. Recommendations for budget preparation and revisions to be presented to the General Manager. Maintenance of required accident records and emergency reports relating to engineering matters. Monitoring and implementation of OSHA and ADA requirements for the properties. Management and maintenance of the mechanical plants. Awareness of the club’s security systems, evaluating them relative to club requirements. Insure that emergency equipment is in good working order. Authorization of plant repairs within expense management procedures, implementing regular maintenance programs to insure quality operation and equipment life. Implementation of overall quality control programs for engineering facilities and the conduct of engineering property inspections on a regular basis. Maintenance of phone system. JOB REQUIREMENTS: Minimum of seven years experience in building operation and maintenance including management of personnel with various skill level and abilities. Familiarity with security operations, emergency procedures and kitchen equipment, is highly desirable. BOMA Systems Maintenance Administrator certification highly desirable. Excellent verbal and written communication skills Excellent interpersonal skills. Knowledge of computer hardware and software applications for building operation, maintenance and energy management procedures. Also, knowledge of computer software applications such as Microsoft Word and Excel for Windows is desirable. In-depth knowledge of all mechanical, electrical, and control systems including: HVAC; Interior and exterior lighting, plumbing and water treatment; Power distribution, elevators; Building automation, keying and control system (WEBCTRL is the DCC system); Fire and Life Safety systems; Other equipment and systems installed in various buildings; and Familiarity with ice rinks and concepts. Good Negotiation skills. Good analytical skills Uses personal computer and computer software to prepare documents and sitting at a computer desk. Occasionally required to drive vehicle, golf carts, zamboni, tractors, lift heavy equipment and tools, handle tools, climb a ladder, work in any position and climb stairs. Conducts phone conversations, group presentations, building tours and negotiating sessions, requiring the ability to hear and speak well. REQUIRED QUALIFICATIONS Demonstrated ability to pay attention to detail, with good time management skills Well organized, with the ability to multi-task Excellent Communication Skills and Follow Up Ability to read and comprehend simple instructions, short correspondence, and memos and articulate concerns Ability to work in various temperatures.
