Job description Job Title: Maintenance/Custodian Position Reports to: Property Manager / Board of Directors Position Overview: The maintenance personnel shall be responsible for assuring the overall upkeep and appearance of the community and its amenities. This is a hands-on position that involves daily, weekly and planned cleaning activities. Job Duties: The maintenance personnel shall perform the following duties for the benefit of the community and its residents. This list is illustrative of the duties to be performed and is not necessarily all inclusive. Develop routine cleaning procedures. Routine / Daily · Pick up litter and trash from clubhouse, pool, perimeter and common areas. · Empty common trash receptacles at pool, dog park and clubhouse · Clean and properly set up pool and clubhouse furniture · Inspect exterior of community buildings and pressure clean as necessary · Clean and stock all bathrooms · Assure all light bulbs are working and timers are properly set · Assure clubhouse is clean and floors are clean. Clean as needed · Assure all glass doors and windows are clean · Landscaping maintenance(Watering, spraying weeds, small tree pruning) · Keep roadways clear or debris Scheduled Maintenance · Dust ceiling fans, light fixtures, and other areas requiring dusting · Change A/C filters each month · Maintain bulletin community board in a professional manner · Periodically flush out ice machine and ice bin · Dust blinds and window sills · Do routine maintenance on Golf Cart As-Required Duties · Set up tables and chairs for HOA meetings · In slow seasons at pool, provide touch up painting of community properties · Inform property manager of needed cleaning and maintenance supplies · Notify property Manager concerning the need for repairs to pools, buildings and/or operating systems Job Requirements: Must enjoy cleaning and be systems oriented. Must be able to lift up to 50 pounds. Must be able to work independently, without constant or direct supervision. Must be able to communicate with residents and homeowners. Work Hours: This is a full time position of 40 hours per week. Hours are flexible, and it is important to have on-site maintenance on the weekends.
