Facility Operations Manager • Key West, Florida • Salaried position. Full-time Company Description: Large Real Estate Management Company is seeking an experienced Facility Operations Manager for its’ Key West, Florida, property portfolio. We offer a competitive salary and an excellent benefit package. This is a full-time position, thirty (30) to forty (40) hours a week, with the ability for the right candidate to create a flexible work schedule. Job Description: This position functions in a support role to Management and Ownership to plan, manage, and direct operations and activities at our properties, including maintenance of buildings, systems, equipment, and related facilities. The Operations Manager works as a team participant with other property staff and ensures the safety, appearance and operational standards established by the Company. Plan, manage, and coordinate activities involving building operations and facility maintenance, which may include general building maintenance, construction, carpentry, painting, mechanical, electrical, plumbing, HVAC, drywall, grounds & landscaping, custodial, or other maintenance projects necessary to maintain and enhance the value of the properties. Implement and oversee Preventive Maintenance programs put in place by Management. Establish and maintain working relationships with 3rd Party Vendors and manage and oversee contracted work at the properties. This position has the dual responsibility of overseeing the work of other maintenance technicians and 3rd party vendors and contractors. Coordinating daily work activity: organize, prioritize, and assign work; monitor status of work in progress and inspect completed work; assist with complex/problem situations, and provide technical expertise. Monitoring quality control, verifying completion, and documenting the above to Management and Ownership. Technically adept people who are self-motivated to get the job done efficiently and effectively will thrive in this position. Job Responsibilities: • Working knowledge in the following: HVAC, Electric, Plumbing, Carpentry, Painting, Construction/ Remodeling, Mechanical, Landscaping and Curb appeal. • Vendor Management: Negotiate and administer ongoing maintenance, service, and repair contracts for facility operations. • Excellent communication skills and ability to work with Management Team and Tenants. • Ability to plan ahead – verifying supplies, scheduling, getting work completed in a timely manner. • Ability to review work completed by others. • Ability to solve problems – technical, training, quality control. • Ability to set goals and create a plan to meet them • Ability to understand and work within a budget. • Ability to recognize when a job is above their skill level and requires the expertise of somebody else. • Assist Management with maintenance inventory controls and purchasing • Computer skills. • Time management skills–meeting deadlines, hitting goals. • Ability to create a teamwork environment • Ability to take direction from Management (attitude, comprehension) • Teamwork attitude • High level of safety awareness. • Ability to work well with Management, office staff, direct reports, and Tenants. • Works well under pressure. • Manage and maintain Preventive Maintenance programs Qualifications: Qualifications include, but may not be limited to: • Candidate must have a good work ethic, positive attitude, and be fluent in English (a working knowledge of Spanish is not required but is desirable). • Candidate must have good troubleshooting skills – ability to problem solve and figure out why equipment is malfunctioning. • This position requires the ability to stand, lift, climb, bend, push, pull and kneel. • Communication Skills – Candidate must have healthy interpersonal and communication skills. • Organizational Skills – Candidate must be able to effectively manage and motivate direct reports and keep track of multiple tasks and projects and be able to effectively communicate status of property operations and projects with Management Team and Ownership. Additional Information: Compensation commensurate with experience. Bi-Weekly pay schedule.
