Need advice about moving to SF

Going to be moving to San Francisco from Bethesda, MD. Seeking either advice or links about the following (also, when I used Google, found many links; so am asking to see what is useful and what isn't): * What are safe and dangerous areas? Realize these terms are subjective, but a map or a guide or crime reports -- or your own experience -- would help. * What are red flags I should look for in landlords? * Am moving my company, which makes mathematical software, to SF. Would like to get a temporary lease for office space. There are many options. Anyone's experience would be helpful. * I jog every day. At least once a week, I jog over 10 miles in one outing. Is there an area of SF that's better to be closer to parks and or recreational areas than others? Also, as an appreciation for guiding me through the process of moving to SF, am willing to pay for a dinner, for two, in SF.
