Under the general supervision of the Manager of Facilities & Fleet, the entry-level Maintenance Assistant effectively maintains safe and practical workspaces for employees and maintains the function and appearance of all Smithville properties and buildings. RESPONSIBILITIESMaintenance requests from internal customers (approximate time spent = 25%)Read and interpret written requests Move and relocate office furniture; make adjustments to desks, chairs and other furniture Perform groundskeeping duties of all properties (approximate time spent = 50%)Operation of zero-turn mowerWeed eating for long periods of timeLoad/unload equipment from a utility trailerPrioritize driving route and daily work for best utilization of timeSnow removal and salting of facilities and access waysOperation of power washing equipment Other Duties as assigned (approximate time spent = 25%) QUALIFICATIONS High School Diploma or GED requiredKnowledge of safe work methodsValid driver’s license and good driving recordAny combination of training and experience which demonstrates ability to perform the duties and responsibilities as described. Experience in building maintenance and repair and/or building trades preferred TYPICAL WORKING CONDITIONSPerform a variety of physical labor including climbing ladders, bending, kneeling, reaching, and standing for long periods of time; lift and carry boxes, tools, equipment and materialsOutdoors exposed to changing weather conditions (70%)Outdoors but in an enclosed vehicle or temporary shelter protected from extreme weather conditions (15%)Indoors in a temperature-controlled environment (10%) Indoors in a non-temperature-controlled environment (e, g., open garage, warehouses, storage sheds, attics, crawl spaces, etc.) (5%)Exposure to vibration (20%), improperly illuminated or awkward and confining workspaces (5%), and working above ground level where the possibility of falling exists (10%)Typical schedule is Monday to Friday; 8:00am to 5:00pm PHYSICAL DEMANDSFrequent handling, feeling, walking, standing, bending, squatting, climbing, kneeling, twisting, reaching, pulling vision (close, distance, color, depth), talking, hearing. Sometimes sitting. Frequent lifting up to and over 45 pounds. Able to work in confined or elevated spaces.
