The Maintenance Technician performs a variety of maintenance and property operational duties and is assigned to work for either the General Manager or the Director of Property Management. The Maintenance Technician is guided by a general knowledge of building trades, carpentry, painting, minor electrical, plumbing, mechanical system repairs, and the use of tools and basic maintenance supplies. WORK PERFORMED Performs a variety of duties including maintaining, repairing and inspecting the property. Assists in making decisions on all normal and minor repairs and reports major problems to the General Manager. Maintains and repairs equipment, systems and facilities related to any craft or combination of same, using power and hand tools and other necessary equipment. Performs a variety of other semi-skilled and skilled work in various crafts such as carpentry, plumbing, painting, minor electrical work, masonry, and maintaining simple temperature controls. Analyze basic building system problems, alone or as part of a team. Responds to emergency problems in the facility and makes emergency repairs as needed. Notifies the General Manager immediately when such emergencies occur. Performs similar basic maintenance duties on any shift as assigned, and contacts supervisors, skilled trades vendors, or on-call personnel as instructed by General Manager. Maintains logs, performs rounds, completes P.M. work orders, tests, and inspections. Makes recommendations for modification or improvement of preventive maintenance systems. Potential liabilities are reported immediately to the General Manager. Work Orders for these repairs must be completed in a timely manner and include documentation via the property’s PM software, Building Engines. Oversees, trains, and schedules pressure washing personnel. Maintains shops and mechanical areas in a clean and safe manner. Performs related and other departmental duties as required. Might be required to operate a company vehicle. JOB SPECIFICATIONS Education and Experience Required: High school diploma or equivalent – 2 years of trade school or “on the job” related experience – 2 years minimum experience as a Maintenance Mechanic or Technician in a similar sized institution in an engineering or maintenance occupation. Ability to read, comprehend and transmit complicated detailed instructions in writing and orally. Equipment, Machine, or Manual Skills Required: General understanding of electro-mechanical equipment. A demonstrated skill in one trade and basic understanding of other trades acquired through similar on-the-job training. Physical Demands: Sits, stands, bends, kneels, climbs stairs, ladders, and equipment, has good sense of balance to work on heights. Some lifting of medium and/or heavy equipment and tools. Working Conditions: Some exposure to extreme degrees of heat, noise, dust and dirt areas requiring infection control. Ability to meet deadlines and make sound decisions sometimes under stress. Work whatever hours necessary to maintain facility in safe manner including weekends and nights, including all weather conditions. Computer Literacy: Proficient in the use of Windows based office software including but not limited to Outlook calendar and email functions. Additionally, a familiarity and ability to learn and proficiently use hand-held mobile telephone Apps for PM work orders, specifically Building Engines for which proficiency is required with in the first 30 days from the hire/start date. Issues: All operational issues regarding labor, supplies, equipment, customer relations, etc. must be reported directly to your direct supervisor. Any expenditure for equipment or supplies of any amount must have the expressed authorization of the Regional Manager. Maintenance personnel is an extension of ESCFederal and the property he/she manages and is expected to conduct oneself in a professional manner at all times. Responsibilities may be added or deleted at any time at the sole discretion of Senior Management and the General Manager as deemed necessary. Shift: Monday - Friday. Hours will vary depending on requirements
