We are currently seeking a full-time Maintenance Technician for our 88 unit Aloha property, Reedville Commons Apartments. Reedville Commons is located between Hillsboro and Beaverton, is only minutes away from The Streets of Tanasbourne Shopping Center, Intel, Nike, and the Max. Reedville consists of spacious one or two-bedroom apartment homes, each featuring modern interiors, washer and dryer, ample storage, as well as over-sized windows and high ceilings in select units. The successful candidate will be able to perform the following: -Apartment turn over maintenance, painting, and touch up -Ability to handle basic maintenance and troubleshoot more extensive maintenance issues -Carpentry work -Repair items in apartments such as (but not limited to) toilets, doors, faucets, cabinets, ranges, refrigerator, and dishwashers -Appliance repairs -Drywall repair/patch -Repair tile and grout -Paint apartments on turnover -Night audits of property (Quarterly) -Communicate successfully with community manager at beginning, middle, and end of shift -Complete time card daily -Assist manager with quotes/ordering supplies -Clean common areas -Install ceiling fans, dishwashers, garbage disposals, and faucets -Troubleshoot water heaters and thermostats, reset/replace -Remove/replace deck board -Remove snow/ice as needed -Complete unit to unit inspections per supervisor's request -Respond to resident's maintenance requests in a timely manner -Pre-move out inspections with supervisor -Respond to emergency calls -Fill out daily log twice per day - Noon and 5 pm ESSENTIAL FUNCTIONS/MAJOR RESPONSIBILITIES -Ability to work evenings/weekends for emergencies -Ability to work evenings/weekends during pool season to maintain pool as required by the health department -Lifting at least 50 pounds -Sit, bend, stand, use stairs (carrying items up/downstairs) -Push/pull large items, including dumpsters and appliances -Use hand/power tools -Daily upkeep of all common areas -Training of other technicians and porters -Paint/maintenance of vacant apartments to pass through inspection by management -Develop professional working relationships with co-workers, manager, and office staff WEEKLY SCHEDULE: Mon - Fri 8:30am - 5pm On-call emergency rotation REQUIREMENTS -High school diploma or equivalent -Basic knowledge of Oregon Tenant/Landlord Laws -Understanding Federal, State, and Local Fair Housing Laws -Valid driver's license, insurance, and reliable vehicle required -Employee must have their own tools to perform duties -At least 3 years of property management experience -Lead paint certification required within the first 120 days of employment RECOMMENDED HAND TOOLS (Hand tools are not provided by employer) Hammer, screwdriver, pliers, level, tape measure, caulk gun, drywall tools, cordless drill, and circular saw Benefits: $17.50-19.50/Hour Performance-based bonuses (earn an additional $100.00 a month after 60 days), 20% rent discount (if you choose to live on-site), generous PTO, medical/dental eligibility after 60 days, FSA, and Simple IRA with company match Screening prior to a job offer: Background/Credit/Driving/Drug (Testing positive for THC alone will not disqualify an applicant for consideration) If you would like to join our fun, talented team that will offer you the tools and support to succeed, please do so by submitting your resume and cover letter to the email listed in this posting.
