SUMMARY Maintenance Technicians perform the various maintenance duties and service requests requiring technical skills which ensure the visual and operational integrity of the structures and the property of the Geddes Lake Condominium Association. In addition, Maintenance Technicians are expected to support the goals of the Association. ESSENTIAL DUTIES AND RESPONSIBILITIES A. Maintain buildings, structures and infrastructure elements on the site, to optimum levels including: 1. Perform building repairs which technician is specifically competent to perform such as wiring, electrical or electronic components, pipe systems, plumbing, siding, etc. 2. Respond to work orders. 3. Maintain open communication with Property Manager. 4. Paint and caulk as needed. 5. Clean gutters 6. Maintain the site lighting system. 7. Maintain the street signs. 8. Street repairs. 9. Re-key of locks. 10. Water shut-offs. 11. Re-screen of doors and windows. 12. Site-wide deliveries. 13. Maintain and repair the pool equipment, as needed. 14. Monitor pool and spa chemicals daily and maintains log books as required by the health department, if applicable. 15. Advise the Property Manager of the need for tools and supplies. 16. Advise the Property Manager of any potential problems seen in routine daily operations. 17. Operate and maintain machinery or equipment including diagnose malfunctions and perform repairs. 18. Record type and cost (hours and supplies) of maintenance or repair work. 19. Store, maintain, and repair tools and supplies. 20. Maintain and clean the sheds, Maintenance Office and maintenance yard. 21. Maintain and repair equipment and vehicles. 22. Assist in Geddes Lake Annual Safety Inspections. 23. Assist in snow/ice removal operations. 24. Serve in the regular “On-Call” rotation. 25. Assist in maintaining security on the site, as needed. 26. Attend the Annual Meeting. 27. Be aware of and support GLCA goals, objectives, policies, and expectations for work on the site. 28. Become familiar with the Geddes Lake House Rules and Maintenance Matrix 29. Assist the Property Manager in the enforcement of the House Rules, as needed. 30. Attend training classes. 31. Other duties as may be assigned QUALIFICATIONS The ability to communicate clearly with the Co-owners, residents and other staff members. General maintenance skills including but not limited to: light plumbing, light electrical and carpentry. To perform this job successfully, an individual must be able to perform essential duties satisfactorily. The following qualifications are representative of the knowledge, skill, and ability required. EDUCATION AND EXPERIENCE A High School diploma or general education degree (GED), and some experience in carpentry, plumbing, wiring, painting, pool operations, landscape and grounds are minimum requirements. Practical training, skills and experience in a wide range of property maintenance functions are helpful. CERTIFICATES, LICENSES, REGISTRATIONS A valid driver’s license and a good driving record are required. Must pass drug screening & background check.
