Manhattan based Design and Remodeling Firm is seeking Project Managers experienced working in the field with their hands as well as managing crews and projects from start to finish. If you’re a skilled carpenter/remodeler with at least 10 years of proven experience, minimal 2 years in NYC residential buildings and you’re ready to drop the tool belt and become a full-time project manager, this may be the perfect opportunity for you. Job Duties include: Confirmation meetings with Designers, Clients and Manager to verify design details, material counts, and potential issues; Projecting start, execution and completion schedules, Negotiating and finalizing labor agreements with subcontractors, Confirming all materials orders, Scheduling start dates, crews, trades, deliveries, water shut downs, and other job activities to maintain proficient workflow; Inventory, organize and maintain integrity of finish materials; Track and report on progress and potential issues; Regular site visits and site management; Effective and consistent communication with clients, managers, purchasing, suppliers, vendors, designers, subcontractors, crews, building managers, and other stakeholders; Manage and execute warranties as assigned; Maintain accounts receivable on projects and collect payments from clients; Identify and execute RFI’s, COL’s and COM’s as required; Layout and confirm rough-ins, design details, and finishes per construction documents and client’s expectations; Maintain client trust and satisfaction from preconstruction through final delivery; Maintain excellent project documentation; Work as Key Team member and be available as a resource for all parties involved when needed; Maintain and execute your own work schedule prioritizing tasks and duties; Manage a pipeline of 10-12 projects at one time typically broken down to 2-3 Pre-production/4-6 Active projects/2-3 punch list phase. Skills Required: 10+ years of hands on building and remodeling experience with minimal 2 years interior apartment remodeling experience in NYC buildings; Proven personnel and project management experience from start to finish; Ability to effectively communicate in proper English both verbally and in writing (writing samples required during interview process); Self-starter with ability to multitask; ability to handle difficult clients, diffuse intense situations and problem solve; Proficient in estimating and takeoffs, experience with placing materials orders and communicating with suppliers; Proficient with technology including but not limited to emails, Excel, Google Sheets/docs, Dropbox, smartphones, laptops, and other typical web based programs and search engines; Ability to comprehend and produce scopes of work, plans, shop drawings, and other construction documents; Ability to be on your feet, standing, walking, kneeling, climbing, lifting, and other physical activities 8-9 hours per day; Positive attitude and team player/leader. This is a Manhattan based position requiring daily travel around NYC to various jobs within an assigned territory as well as some office time as needed. You must be a go getter and passionate about delivering high quality projects on schedule within budget and extremely focused on customer satisfaction.
