Growing General Contractor Company specializing in Philadelphia Residential renovation looking for qualified subcontractors to consistently give work to in their particular trades. Particular sub-contractors will be licensed and insured and able to start jobs without deposits. Materials for jobs can be purchased on General contractors credit line. Gutter/downspout : Provide and install all new/repair existing gutters, downspouts leaders and splash blocks for the entire house as required. Assure proper connections and sloping of gutters and leaders. Downspouts to be anchored to walls in at least 3 places. Assure water is diverted onto splash blocks that move water from the base of the building at least 6 feet and that water does not run back towards the dwelling. Assure code compliance for installation. Roof Provide and install new flat roof for the side basement entry. Remove and dispose of existing roof as required. Replace all deteriorated sheathing and wood trim as needed. Provide and install new downspouts, leaders and/or splash blocks as needed. Assure proper flashing. Seal roofing as per manufacture requirements. Contractor to provide homeowner all manufacturer and labor warranties. Contractor to secure permits, inspections and sign offs as required. Contractor to ensure that house is protected from elements at all times, as required. Walks : Remove and Replace 40 s.f concrete walkway. fill cracks in concrete walkways Exterior Paint : Repair and paint all exterior wood trim where paint is chipping, peeling and or failing as needed. Contractor to observe all required lead safe practices for all removals and secure all required certifications, permits, inspections and sign offs. Assure paint is applied using all manufacturer's requirements including proper surface preparation and acceptable temperature ranges. Window ; Repair existing windows as required. Assure all window installations comply with local codes. Insulate and seal per manufacturers requirements. Contractor to secure permits, inspections and sign offs as required. Partition Wall Repair framing as required due to water damage from leaking pipes. All wood sizes, locations quantities and qualities to comply with codes and as indicated on plans. All wood in contact with concrete or soil shall be exterior grade pressure treated preserved wood. Provide and install metal or plastic termite shields per plans. Header detail as per codes and plans. Provide double joists each side of openings and around openings larger than spacing of joists. Provide double joists under all partitions. Provide metal joist hangars of size appropriate to joists at all flush headers and beam connections. Provide and install fire stopping as required by code. Plywood. Provide and install plywood appropriate to span rating for walls, as per plans and specifications, exposure durability, thickness and grade designations. Covering for tile floors shall be nailed or glued to sub floors. Drywall/Prep Plaster Repair wallboard/plaster throughout as required. Tape, spackle and sand all joints and fasteners to prepare for painting. Includes one coat of primer. Assure all rough inspections are secured prior to all wallboard installations. Assure code compliance for all installations. Finished Floor Provide and install new finish flooring as follows: 1st floor living areas - carpet 1st floor kitchen - linoleum 2nd floor bathroom - vinyl tile 2nd floor kitchen - linoleum carpet to be installed as per manufacturer’s requirements to preserve warranties.tile flooring to include level finished sub-flooring, grout and sealing as required per manufacturers requirements. Plumbing : Repair and replace drain and sewer lines to stop leaking in the house. Charge damaged water lines throughout the basement to prevent water leaks which is the cause of the mold build up. Repairing damaged water lines will prevent low water pressure. Provide Plumbing cert after completion. Electrical ; Replace 1 100amp service line and its service panel with new 100 amp service line and its service panel. Provide and install grounding and bonding equipment to code including ground rods and plumbing connections as required. Provide and install all battery operated smoke, carbon monoxide ON ALL LEVELS AND BEDROOM areas. Put all hanging wires back in junction boxes and install new covers. Replace existing receptacles in the wet area's kitchen, bathroom, laundry areas, basement, and garage with GFI. 1. Repair or Replace smoke and carbon monoxide detectors ON ALL LEVELS AND BEDROOM areas as required. Permit and inspections to obtained by contractor. All work done will be according to code. Heating : Service two existing heating equipment as required. Ck all combustion gases are safely exiting dwelling. Ck to make sure no water is entering the unit from the flue/chimney. Ck all fuel, water and heating distribution plumbing is leak free and functioning properly. Ck all fuel/air mixtures are correct. Contractor to secure permits, inspections and sign offs as required. Cabinetry ; Repair existing kitchen cabinets as required. Ck code compliance for all general building, plumbing and electrical installation. Contractor to secure permits, inspections and sign offs as required. Discuss with local construction official securing roughing inspections prior to installing any finishes.Provide and install/repair existing electrical as required.
