Maintenance duties at a premier new property in downtown Denver. Parking will be provided. Duties include, but are not limited to: *Responsible for keeping the property looking pristine, working along with Day Porter. *Strong communication skills required to report issues to management. *Some duties require knowledge of computer skills. *Plumbing **Clear and unclog drains, pipes, and fixtures **Repair or replace faucets or toilet hardware **Repair minor leaks ****Does not include any in-wall plumbing, pipe additions, or other work of a licensed plumber. *Carpentry **Basic carpentry to include repairing fixtures, furniture, and other items using different types of materials including wood, steel and drywall **Spackle, patch and install drywall for temporary or permanent use **Repair doors, door locks and closets **Repair or replace ceiling tiles and grids *Electrical **Replace light bulbs, light switches and ballasts as needed. Basic electrical troubleshooting. Basic knowledge of tools of the trade such as electric volt meters. ****Does not include any additions to electrical circuits or repair of electrical switchgear, or other work of a licensed electrician. *Painting **Paint all areas of the facility as directed by customer to ensure that all painted surfaces such as poles, signs, doors, walls, curbs, islands, gates, etc. are properly maintained and look neat and clean. *Snow removal **Coordinate with snow removal contractor snow removal needs. Assist with applying ice melt and shoveling snow from main entrances and walkways. Place wet floor signs as needed. *HVAC **Basic HVAC troubleshooting and preventive maintenance such as replacing air filters, adjusting, or replacing belts, adding lubrication, and troubleshooting failed systems. Overseeing HVAC contractor for more complex issues. *Landscaping **Cut, trim, edge, water and seed grass and flower beds **Basic planting and install of flowers, shrubs, bushes, and mulch *Fire Alarm **Monitor for alarms and supervisory alerts. Coordinate with fire alarm contractor repairs. Take system offline for approved construction and tenant move-in. In addition, as needed: Maintains clean, safe, and orderly work areas. Pothole and sidewalk repair. Setup, move, and relocate furniture. Accompany vendors when on the premises while making repairs and reporting to Customer. Light cleaning of common areas. Required to be available for overtime hours as needed and as directed by Customer. Performs maintenance tasks as directed by the Customer. Responsible for the care of tools and equipment being used in performing tasks. Ensure all make-ready repairs and services are completed correctly and on schedule. Assist Marketing and Leasing departments with set up, clean-up, assembly and any other additional services needed to execute property wide initiatives. Reliable transportation required English a must Professional appearance and attitude High School diploma or equivalent Must be able to pass a background check
