Maintenance Manager - West Beamer Place #9656 Woodland, CA AREA OF INTEREST Property Management POSITION TYPE Full-time SALARY / HOURLY Hourly General Description Yes, we are looking for a marvelous Maintenance Manager, this role is an important member of the Onsite Property Management team. You will have a variety of responsibilities, partnering with the Property Manager and area leadership, doing preventative and emergency maintenance, preparing apartments for new residents, completing new work orders quickly and efficiently, keeping the common areas looking and running smoothly. This is a Family 80 unit property. Job Summary: Ensures that the operations of the property(ies) in assigned area of oversight are in compliance with the standards and expectations of Operational Excellence, other stated guidelines of Mercy Housing Management Group (MHM), and Mercy Housing. Completes all reasonable work-related directives given by supervisor and above. Responsible for ensuring the completion of all property maintenance site-level activities with site-level staff and other Mercy Housing-related departments to ensure that the Essential Functions are met on a regular and consistent basis. Manages maintenance functions on multiple properties of fewer than 200 units. This position is not eligible for a hybrid work schedule. *Collaborates with Property Manager to ensure that budgets are followed and achieved, where possible. *Meets or exceeds stated unit turnover timelines to ensure maximum occupancy levels. *Ensures that company procurement standards are met. *Collaborates with Property Manager to ensure that maintenance contracts meet or exceed the best possible quality and expense standards. *Work outside normal business hours to respond to the needs of the property. Limited number of staff onsite at properties to enable everyone to safely distance while completing critical tasks. If this fits you, please apply we want to talk with you.** Requirements What skills you need to be successful 1) High school diploma or equivalent preferred 2) technical training in a building trade required. Technical certifications in related field preferred. What are we going to ask you to do: Unit turnovers "getting a unit ready for new resident" Collaborate with the Property Manager to ensure that maintenance contracts are meet or exceeded. Implement and maintain environmentally friendly guidelines. Respond to on call emergency or maintenance situations. Provide outstanding customer service to our resident and work the staff to ensure concerns are addressed Can you... Relate well to people from diverse backgrounds? Understand and communicate in the English, both orally and in writing? Do basic math and understand measurement systems used in the trade? Read and interpret electrical, plumbing, and mechanical diagrams and blueprints? Draft working sketches? Use maintenance, trade, and testing equipment and tools?
