POSITION OVERVIEW: The Service Tech provides support and is accountable for delivering on our commitments to our residents. This includes quality move-ins, residential satisfaction and expedited service. DUTIES AND RESPONSIBILITIES: While the following job description should amplify the Positional C5 Profile in support of KVM's Organizational C5 Profile, it should also be noted that some responsibilities and duties might not be specifically addressed. KVM team members exceed expectations by going above and beyond to perform any reasonable task/request that is consistent with fulfilling company objectives. Conduct all business in accordance with company policies & procedures, EPA regulations, O.S.H.A. regulations, Texas anti-entrapment laws and all other laws pertaining to apartments. KEY FUNCTIONS * Prepares Make Ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties and any other necessary duties * Maintains grounds, pools/hot tubs, common areas and dog park. Keep amenities clean, operation and safe OTHER RESPONSIBILITIES * Meet daily with Service Manager to communicate & manage the workflow of all make readies, service repairs and special projects * Manage & complete make-ready checklists & all other required maintenance documentation in a timely manner * Organize & manager the maintenance shop inventory of equipment/supplies & report to the Community Manager with needs * Maintain an up-to-date Material Safety Data Sheet Manual at all times MAINTENANCE & SAFETY * Complete all needed repairs & improvements to apartment homes prior to resident move-in by following the make-ready checklist including, but not limited to: window blinds, sheetrock repair, caulk & seal windows, sinks, toilets and baths, touch-up paint, lighting, etc. * Ensure that appearance and physical aspects of the community exceeds KVM's established standards by physically walking/inspecting the property daily, making repairs and submitting reports to the Service Manager * Must immediately notify the Service Manager or Community Manager of any illegal conduct by a vendor, resident, or employee * Assists in maintaining the grounds, common areas and amenities by picking up trash, pressure washing breezeways & pool areas, painting curbs/signs/exteriors and performing general cleaning as needed * Support cost-cutting & expense control program by fixing rather than replacing parts when possible, not wasting materials & supplies and practicing the correct use of tools & equipment * Change all locks & ensure all gates are working according to code and the property's policies * Complete minor routine service requests and "special projects" as needed & requested by the Service Manager RESIDENT RELATIONS * Accepts service requests from work order log and completes quickly & thoroughly * Maintain positive customer service and "can do" attitude at all times * Distribute notices & communications to residents as needed GENERAL * Perform any additional duties/tasks and meet deadlines to exceed expectations assigned by the Service Manager and/or Community Manager * Maintains and safeguards all company tools and equipment * Knowledge of state, local and federal fair housing laws QUALIFICATIONS AND REQUIREMENTS This position requires appropriate experience in on-site property management and demands certain things physically in order to be able to fulfill its purpose EDUCATION AND EXPERIENCE * Has knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, painting and snow removal (if applicable) * 3-6 months of related experience & training required * HVAC certification and CAMT are preferred SKILLS/APTITUDES/COMPETENCIES Communication/Language: * Strong written and verbal skills in English * Ability to read and comprehend instructions, short correspondence and memos * Strong customer service understanding and experience preferred Mathematical * Ability to add, subtract, multiply and divide on all units of measure, using whole numbers, common fractions and decimals * Ability to compute rate, ratio and percent and to draw and interpret bar graphs Reasoning * MODERATE: requires ability to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally call for minor deviations. Needs to think rationally beyond a specific set of instructions. Needs to have common sense understanding to carry our detailed but uninvolved written or oral instructions Physical * Stand and walk or sit alternately depending on specific needs of the day. Ability to speak effectively before groups Driving * Frequent use (33-66% of the time) to utilize personal transportation to inspect surrounding neighborhood, visit the corporate office and property related errands * Must have valid driver's license and auto insurance along with access to street legal, reliable transportation * Must be able to property operate a golf cart WORK ENVIRONMENT * 40 hours per week or whatever the community requirements demand.
