Maintenance Personnel Job Description Job Overview A maintenance worker is in charge of maintaining, repairing and troubleshooting physical plants, equipment, systems, furniture and vehicles for the company. Bright Expectations Inc. consists of home-like facilities located in different sites. The job description of a maintenance personnel requires basic knowledge with number of skills of a handyman and the ability to work with contracted vendors/professional. Responsibilities Perform routine buildings maintenance duties, including painting, minor electrical repairs, plumbing, carpentry, and heating and ventilation systems maintenance Monitoring buildings upkeep though at least once weekly physical plant tour to ensure safety and compliance to regulations including but not limited to fire and safety codes Planning and undertaking scheduled maintenance such as replacing air filter, equipment check (i.e: hoyer lift, shower chairs, etc.) Check interior of the buildings, as well as machinery and equipment, and exterior of the buildings (i.e.: fire extinguishers tags, window condition, doors/handles, light bulbs, TV, beds frames or any other house hold furnishing. Backyard safety checks: concrete walk ways, gates, clearing any outside hazard: IE: old furniture, overgrown trees/bushes) Maintaining and monitoring the company’s vehicles to ensure safety of vehicle use, such as oil level checks. Condition of tires, recommending and follow up with and repairs needed to office. Complete administrative duties, such as filling out forms: (daily, weekly monthly and quarterly) and reporting maintenance statuses to supervisor. Work within budget while providing the best outcome Creating maintenance procedure, giving inputs/ideas and recommendations to Executive Director for proper implementations Comply with all safety and health regulations per company’s policies, local, State and Federal guidelines. Keep inventory of maintenance tools and cleaning supplies, equipment, and report any needs to the office personnel Respond to emergency calls for maintenance and repairs withing 30min. Diagnose and troubleshoot issues (If issue is above skill level, please contact office) Work with and maintain relationships with contracted vendors Knowledge, Skills and Abilities: An ability to work well under pressure Understandable verbal communication skills Ability to read and interpret safety rules, operating and maintenance instructions, and other manuals and documents. Problem solving skills Efficiency and organization Team working skills Time Management skills Requirements Education/Experience High school diploma or GED 2+ years of experience Preferred basic Knowledge of Ac units: filters, fuse, etc, Plumbing: unclog sinks, toilets, minor leaks, check scolding devise on water heaters, Electrical: change/install ceiling fans, light bulbs. receivers, mount TV’s, carpentry: put together bed frames, dressers, or any other house hold furnishings and mechanical systems: scales/Hoyer lifts (including relevant equipment and tools) Ability to stand or walk for extended periods of time; ability to bend, kneel, stoop, and lift or move heavy equipment Ability to read and interpret safety rules, operating and maintenance instructions, and other manuals and documents Ability to work in a team and follow instructions from supervisors May be required to work outside of normal work hours Environment/Physical Demands: Ability to stand or walk for extended periods of time; ability to bend, kneel, stoop, and lift or move heavy equipment Able to lifting up to 25 lbs. Pay Rate $16.00-$18.00
