LITTLETON, CO — A public hearing is set to be held Tuesday in Littleton on proposed changes to the Aspen Grove shopping center. The Gerrity Group, which owns Aspen Grove, is requesting an amendment to the zoning framework that would allow up to 2,000 residential units on the property. The proposal also includes the extension of building heights up to 7 stories (85 feet tall). A minimum of 125,000 square feet of commercial space would be kept on the property, according to the latest plan overview. The proposal, which has undergone several amendments, aims to turn Aspen Grove into a 'lifestyle center' to keep shopping afloat as many turn to online retail, owners said. In-person shopping has slumped and left the center struggling. "In this new era, how we live has changed," the Reimagine Aspen Grove website reads. "The convenience of online retail and evolving needs of our community inspire us to adapt. We are excited to meet this challenge through a proposal amending the zoning framework at Aspen Grove to include residential, hotel, community gathering spaces, and other similar land uses along with new retail." Shoppers will experience new interactive spaces, improved connections to transit and new access to parks and trails, the Gerrity Group said. Like what you're reading? Better access to mass transit would help to solve the traffic issues, the group and city officials said. The Aspen Grove shopping center opened two decades ago, and it's been owned by the Gerrity Group since 2016.
