Real Estate Management Firm - Seeking Lead Maintenance Tech - Performs various property maintenance tasks - Fulfills preventative maintenance, service requests, grounds keeping, capital improvements, and turn-over maintenance as needed. - Work with a sense of urgency to ensure all service requests are responded to in a timely manner; reports start, progress & completion of each task to the appropriate property manager. - Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked. -Estimates time and determines materials required to complete various projects - Responsible for inventory of the maintenance room. - Completes the “make-ready” process to prepare vacant spaces for leasing. - Diagnosing and performing maintenance and preventive maintenance tasks, including, but not limited to, HVAC, plumbing, ceiling tiles, electrical, flooring, drywall, painting, roofing, doors/locks, window repairs, flooring, tile work, fencing. - Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing, performing general cleaning, painting curbs and parking lot striping - Ensuring the successful execution of all company safety and environmental policies and procedures. - Delivering the highest level of landlord and tenant satisfaction through responsive, consistent, positive and professional interactions. - Working a rotating on call schedule to have 24/7 maintenance coverage. You not only resolve maintenance related issues, but also create innovative solutions to better support the maintenance and preventative maintenance at the properties. Must have experiences: - Clear and concise verbal and written communication skills. - Previous plumbing, electrical, mechanical, drywall repairs, carpentry and maintenance experience. - HVAC or other certification from an accredited institution.
