JOB FUNCTION: The Maintenance Technician provides the in-house maintenance work for 7 villages and the Umbrella Association which consists of 1,008 residential condominiums within 156 buildings plus 4 community buildings situated on a 161 acre property. Knowledge and skill level for this position is commonly referred to as a Tech 3 meaning that work must be completed to the highest quality level free from blemishes. Maintenance technicians perform pool/spa maintenance/water chemistry. Providence Point is an Active 55 non-profit, complex condominium association with more than 1,300 residents and consisting of 160+ buildings, containing 1,008 residential units, plus common community buildings, and infrastructure. The grounds include 161 acres of landscaped and natural areas. The community is divided into seven villages, each with their own association including president and board. Overall governance for the community is provided by an Umbrella Board with officers and at least one director from each village. Responsibilities: • Properly maintain an indoor pool and spa at a high level to ensure proper water chemistry/quality and cleanliness. • Maintain 4 community buildings, touch-up paint, carpentry, trim work, drywall • Maintain and troubleshoot residential and commercial fire systems to reduce risk and downtime while coordinating larger repairs/replacements with our fire system service provider. • Perform water leak investigation and cause of loss identification. Responsible for dispatching appropriate mitigation activity and/or company to reduce damage. • Perform temporary and permanent repairs to building envelope to stop water intrusions. • Perform roof repairs, both preventative maintenance and emergency repairs including sheeting replacement. • Electrical troubleshooting and repair/replacements • Plumbing troubleshooting and repair/replacements • Perform gutter cleaning and repairs/replacements • Interior and exterior painting including light to extensive drywall repair/texturing etc. • General Carpentry: cabinet repair/rebuild, light framing, trim carpentry • Building envelope troubleshooting/ repair of rot. Including siding, sheathing and trim replacement, weatherproofing. • Perform street maintenance such as pot hole filling, concrete work, signage repair/replacement • Weekend pool/spa maintenance • Provide snow and ice removal as needed using manual methods as well as applying liquid ice melt with a vehicle mounted sprayer to streets. • Participate in Emergency On-Call rotation 1 week duration every 3-4 weeks to provide necessary assistance in water leaks, storm clean-up, fire response etc. • Provide assistance to Activities for set ups as needed and set up annual book and white elephant sales. • Perform tasks as assigned by the Maintenance Supervisor Requirements: • High school diploma or GED • Hold a Certified Pool Operator Certification • 3 years previous maintenance or construction experience • High level of trade tool function and operation for power tools such as circular and miter saws, drills, sanders, paint sprayers etc. • Must be organized and work well under pressure • Work with minimal supervision in a fast paced environment • Ability to work independently and make educated decisions • Resolve conflicts in a professional manner • Familiarity with construction trade terminology • Basic understanding of building envelope water-proofing principals and how to implement • Excellent communication/customer service skills • Ability to multi-task is required • Ability to lift 50 pounds • Hold a valid driver’s license • Ability to pass a drug test • Participate in Emergency On-Call rotation
