**This position is eligible for a $500 signing bonus that will be paid out as $250 after 3 months of employment and $250 after 6 months of employment with the company** Started in 1991 as a family owned residential builder in the greater Tacoma, Washington area, Vaughn Bay Construction has grown into a leading provider of both light commercial and affordable multi-family construction. Vaughn Bay Construction is looking for an experienced Superintendent to be responsible for the on-site supervision of construction at assigned site(s) including oversight of third party subcontractors, scheduling, and materials management to ensure on time completion of quality multifamily projects. Essential Duties: Create scope and budget for multi-family construction projects to ensure that each property is constructed and ready for CO as quickly and cost-effectively as possible. Execute approved scope by managing subcontractors to ensure on-time and on-budget (or under budget) delivery. Observe and ensure job site safety. Document and submit material orders and subcontract change orders for approval. Ensuring necessity of change orders and proper completion of approved work. Produce detailed daily reports. Maintain as-built drawings. Manage quality control review and punch list process. Skills/Specialized Knowledge needed: Must have extensive knowledge of codes, municipal by-laws, inspection, estimating and planning Proven record in getting residential properties to rent ready status Strong background in residential multi-family construction and remodeling General knowledge of plumbing, electrical and HVAC Ability to work in a fast-paced environment Must be flexible and adaptable Must be willing to travel Ability to create and manage a budget Ability to analyze and maintain workflow Bilingual verbal and written preferred Required Education and Experience: High School diploma or equivalent required Associate degree in Construction Management is a plus Minimum five (5) years of multi-family construction experience preferred
